Taman Sari Semanggi is located in the heart of Jakarta, just about a hundred meters from Jalan Gatot Subroto. Built in 2009, it is made of two high-rise towers that contain a total of 1,222 units (studios, 1-bedroom, 2-bedroom). It is a popular residence for the Indonesian upper middle class with rental prices starting at IDR 6,000,000 for a studio. Gading Resort Residences is a low-rise apartment building located in Kelapa Gading Square, a complex where you can also find Mall of Indonesia (one of the largest malls in Jakarta), the Villas (housing complex), the French Walk, and the City Walk Apartment Towers. Green Pramuka City is a low-budget apartment complex of 17 (planned) towers. So far, only about half of the project has been finished. Citylofts Sudirman is an upscale, 28-floor residential and office tower located just above the lifestyle mall Citywalk, in Central Jakarta. The 514-unit building was inaugurated in 2008 by its developer, Duta Anggada, a group which was also behind projects like Chase Plaza, Bapindo Plaza or The Pavilion Apartments. Madison Park Apartments is a budget residential tower of 35 floors (1,200 units). Sudirman Park is a famous affordable apartment complex in Central Jakarta. Completed in June 2007, it features 2,300 apartments in 4 towers. It was developed by PT Surya Gading Mas Sakti, a company part of the conglomerate Agung Podomoro Land. It is popular with students, executive, young expats, and, more surprisingly, prostitutes and kept-woman. Bellagio Residence is an upscale apartment complex located in Mega Kuningan above the Bellagio Shopping Mall. Completed in 2005, it was developed by the group Gapura Prima, a company which is also the owner, among others, of Bellagio Mansion, The Bellezza Suites, GP Plaza and Permata Hijau. Menteng Park is a brand-new residential complex, in Central Jakarta, that consists of three 37-floor towers. Named Diamond, Sapphire and Emerald, each of them features apartments ranging from studios (28m2) to 3-bedroom units (72m2). Thamrin Executive Residence is a single residential tower with 45 floors and 450 midrange-to-upscale apartments. Completed in 2011, the project was led by PT Jakarta Realty, a joint venture between Agung Podomoro Land and Jakarta Propertindo. The same group also built the nearby Thamrin Residences, Cosmo Terrace, and the mall Thamrin City. It is a popular option for both renters and investors, due to the excellent location in Central Jakarta. In particular, many of its tenants are expatriates and tourists. Taman Sari Sudirman is a budget apartment complex of 2 towers (471 units in total) in Setiabudi, only 400 meters from Jalan Sudirman. Tower A is 16-floor high, and tower B is 18-floor high. The Aspen Residences @ Admiralty are two midrange apartment towers located in Cilandak, South Jakarta. They are part of a larger complex called Megatown Fatmawati. The latter also includes the One BelPark Mall, the Admiralty Residences (home cluster built in 2008), the Admiralty Clubhouse, and the Aspen Peak Residences (upscale apartment towers, still in construction). Gardenia Boulevard Apartment is a midrange residential complex in the district of Pasar Minggu, South Jakarta. It consists of two towers (Anggrek and Bougenville) on 1,5 hectares of land, with a total capacity of 596 units. It was developed by PT Surya Sentosa, a subsidiary of Cempaka Group which owns the Margonda Residences in Depok (from 1 to 5), Green Park View, and Green Lake View. All are budget properties. Kebagusan City is a partly-subsidized budget apartment complex in Pasar Minggu, South Jakarta. Bassura City is a superblock in East Jakarta that consists of a mall, a hotel and 9 apartment towers (Alamanda, Cattleya, Dahlia, Edelweiss, Flamboyan, Geranium, Heliconia and Jasmine). Gandaria Heights is an upscale apartment complex featuring 2 towers of 32 and 34 floors with a total of 340 units each. Completed in 2010, it is part of Gandaria City, an 85,000m2 superblock belonging to Pakuwon Group that also includes, Gandaria Mall, Gandaria 8 and Sheraton Hotel. Springhill Terrace Residences is a midrange apartment complex featuring 2 towers (Oakwood and Sandalwood) of 27 floors for a total of 737 units. It is part of a larger residential area, around the Kemayoran Golf Course, that also includes Royale Springhill Residences and The Mansion at Dukuh Kemayoran. Royale Springhill Residences is an upscale apartment complex featuring 6 towers of 37 floors for a total of 864 units. Completed in 2013, it is part of Springhill, a block that also includes several other towers, houses, a clubhouse, a restaurant, and the Swiss-Belinn Kemaroyan. Puri Kemayoran is an aging, budget apartment complex featuring 2 towers of 27 floors. It was one of the worst residences I visited in Jakarta and I really don’t recommend staying or buying there. It is dirty, in a terrible condition and probably unsafe. Read More: Puri Kemayoran

Mediterania Gajah Mada Residences is an old apartment complex featuring 2 towers of 32 floors for a total of 1,152 units. Signature Park Grande is a midrange apartment complex featuring 2 massive towers: The Light (19 floors) and The Green (20 floors). It was completed in 2018 on 4.4 hectares of land, part of which is still under development (a mall is planned to open in 2020). In total, there are over 2,600 apartments available.

Neo Soho Apartments is an upper-midrange apartment complex, attached to Neo Soho Mall, featuring 1 tower of 40 floors. It was completed in 2018 on 2.3 hectares of land.

The District 8 Apartments were delivered in 2018 and they are considered among the best in the city. Developed by the group Agung Sedayu, they consist of two twin towers of 205 meters and 51 floors each (Eternity and Infinity) with top-notch facilities (indoor and outdoor pool, sauna, jacuzzi, hammam, cinema, library, huge gym, etc).

Botanica is a luxury apartment complex with 3 towers (2 with 41 floors, 1 with 39 floors) for a total of 606 units. Completed in 2014 on 2.8 hectares of land, it is located near Kebayoran Baru, in an area with many of the most expensive apartments in Jakarta.

The Pakubuwono View is a luxury apartment complex with 2 towers, Redwood and Lacewood (159 meters high, 37 floors) for a total of 384 units. Completed in 2011 on 1.4 hectares of land, it is located in Kebayoran Lama, next to the posh neighborhood of Kebayoran Baru.

The Empyreal and the Masterpiece are two residential towers of 45 floors located in the superblock Rasuna Epicentrum. Both connected to the mall Epicentrum Walk, they were completed in 2016 by Bakrieland (also behind Bakrie Tower, Aston Rasuna, Taman Rasuna, etc..).

The Masterpiece has 200 units with private lifts while the Empyreal is less prestigious with a common lift and more units per floor (262 in total).

The Kuningan Place is a complex featuring two residential towers of 32 floors (351 units – Infinia and Ultima towers) and one office tower of 18 floors (Lumina).

Completed between 2005 and 2010, it was developed by PT. Kemuliaan Megah Perkasa which seems to be a subsidiary of the Artha Graha Group.

Taman Rasuna is one of the oldest and largest apartment complexes in Jakarta. Targeting the Indonesian middle-class, and popular with expatriates, it consists of 17 towers of 32 floors for a total of over 4,000 units and 10,000 residents. 15 of the towers were built between 1995 and 1998, before the Asian financial crisis, while the two remaining were built a decade later.

The 18th Residence consists of two twin towers of 33 floors (133 meters). Simply called North and South, they are an extension of Taman Rasuna, a massive residential complex of 17 towers. For this reason, they are often called the 18th and 19th Taman Rasuna towers, even though they actually do not share any common facilities with it.

The Peak is a luxury residential complex that consists of 4 towers: 2 twin towers of 55 floors (218 meters) and 2 twin towers of 35 floors. One of the smaller towers is a serviced apartment managed by Frasers Hospitality under the name Fraser Residence Sudirman. There are 462 apartment units in total.

Apartemen Ambasador 2 (also called Ambassador 2 Kuningan) is a midrange residential tower (41 floors) located just above the Mall ITC Kuningan.

Built between 2002 and 2004, it was developed by the Sinar Mas Land, one of the largest property groups in Indonesia.

Pavilion Apartments (or Apartemen Pavilion) is an upscale residential complex featuring 4 towers of 25 floors. The first tower was built in 1993, then the project stopped for several years due to the 1997 Asian crisis.  The three remaining ones were finally completed between 2002 and 2004. It was developed by the Duta Anggada Group, which is also the owner of Citylofts Sudirman, Citywalk Mall, Bapindo Plaza and Chase Plaza.

Permata Hijau Residence is an upscale residential complex with 2 towers: Abelia (33 floors) and the much smaller Bromelia (25 floors). Completed in 2008 on 0.7 hectares of land, it features over 250 units, all of which are larger than 100m2. It was built by PT Cahaya Mitra Sejahtera, a joint venture between Agung Podomoro Land and PT Raka Utama.

Nifarro Park is a complex that consists of an office tower (ITS), a commercial area and 2 residential towers.

The latter were completed between 2013 (Mahoni tower) and 2015 (Ebony tower). They are both 21-floor high and they have a total of 570 units. They are reasonably priced and the residents are mostly Indonesians from the upper middle-class.

Sudirman Suites is an upscale residential tower on 21 floors for a total of 400 units. Completed in 2018 by the Pikko Group, it is part of an upcoming complex on Jalan Bendungan Hilir that will also include a shopping center, a hotel, restaurants, and offices.

Taman Anggrek Residences is an upscale residential complex of 6 towers of 39-42 floors: Azalea, Beech, Calypso, Daffodil, Espiritu and Fragrant. In total, there are over 3,800 units, ranging from studios (26m2) to 3-bedroom apartments (135m2).
