1 @ Cik Ditiro Apartments

1 @ Cik Ditiro is a midrange residential tower with 112 units on 10 floors. Completed in 2011 in the district of Menteng, it was developed by the group Duta Anggada.

I visited this property with an agent and this is my complete review of it.

Note: This review is partly copied from the one I wrote about Cik Ditiro Residence (same owner, and similar location).

In which neighborhood of Jakarta is 1@CikDitiro located?

Location of 1 @ Cik Ditiro in Jakarta

1 @ Cik Ditiro is in Menteng, one of the most prestigious districts in Jakarta. This is where “old money” Indonesians live, meaning those who have been rich for several generations. Among them, many high-ranking officials from the government or the army. It is also a popular area for expatriates, especially the ones working for embassies (many are nearby).

Menteng is a rather flat neighborhood, with only a few high-rise buildings. It also doesn’t have too many large roads. This gives the whole neighborhood an authentic vibe, almost as if it was a small village. Personally, that’s my favorite district to live in Jakarta.

In terms of location, Menteng is interesting if you work in Jalan Rasuna Said, Jalan Thamrin, or the northern part of Jalan Sudirman. If you work in Senayan or SCBD, it may be a little bit too far and I’d recommend choosing an apartment in Kebayoran Baru or Senopati instead.

By car, with normal traffic conditions, how far is it from:
– Jakarta Airport (CGK): 70 minutes
– Grand Indonesia Mall: 15 minutes
– Sudirman Business District: 20 minutes
– Kota Tua: 45 minutes
– Kemang: 50 minutes

Public transportation and access to highways:
– Nearest Transjakarta halt: Aba (500 meters away)
– Nearest train station: Cikini (900 meters away)
– Nearest MRT station: Bundaran HI (2 km away)
– Nearest toll road: Jakarta Inner Ring Road (7km away)

Landmarks Nearby

These are the important landmarks nearby:

Malls:
In about 15 minutes, you can reach Grand Indonesia, one of the largest upscale malls in Jakarta. It has pretty much anything you may need, including 2 supermarkets, a huge cinema and 3 department stores (Sogo, Seibu, Central). It is also a popular hangout spot with plenty of coffee shops, restaurants, and bars. Opposite Grand Indonesia, Plaza Indonesia is another option, more luxurious.

Supermarkets:
Hero Gondangdia is the nearest supermarket, about 500 meters away. It isn’t very big, though, and quite expensive. An alternative is the Carrefour in Menteng Prada, about 1 km away.

If you want a wider choice of imported and fresh products, I recommend going to Foodhall in Plaza Indonesia or Ranch Market in Grand Indonesia.

Restaurants:
Menteng has many good restaurants, some of which are walking distance from 1 @ Cik Ditiro, like the famous Lara Djonggrang or the Arab restaurant Al-Jazeerah. There are also some trendy eateries and coffee shops in the hipster complex Shophaus (5 minutes by foot).

Bars and Nightlife:
Menteng is not a nightlife area, but it has a very crowded student bar called Camden (500 meters away). For better nightlife, you can go near Plaza Indonesia (Skye, Cloud, Cork&Screw) or to Mega Kuningan (Basque, Loewy).

Schools:
Some of the best high-schools in Jakarta are located near Menteng, particularly Kanisius, Santa Ursula, Santa Theresia, SMAN 68, and BPK Penabur.

Hospitals:
Bunda Hospital (300 meters)
Rumah Sakit Cipto Mangunkusumo
Rumah Sakit Saint Carolus
Metropolitan Medical Center (most recommended – 3 km)

Parks:
Taman Suropati (800 meters)
Taman Menteng (1 km)

You can also go to Taman Ismail Marzuki (700 meters), a cultural center, where you can find an XXI cinema, a planetarium, galleries, theatres, a plaza, and a lot of good street food.

Who is the developer?
1 @ Cik Ditiro was built by Duta Anggada, a property developer which is also behind Citylofts Sudirman, Citywalk Mall, Bapindo Plaza, Holiday Inn Gajah Mada, Pavilion Apartments, La Maison Barito, and Chase Plaza.

Who is the architect?
It was designed by the architectural consultant Airmas Asri. This firm has a fairly good reputation in Indonesia and it has won many awards. Some of their other projects are The Capital Residence, District 8, Residence 8, The Pakubuwono View and The Pakubuwono Signature.

Who is the contractor?
The contractor was PT Arkonin, a mid-size firm that also built the Alamanda tower in Cilandak and the Citylofts in Sudirman.

What is the situation with the land certificate?
The developer has a Hak Guna Bangunan Murni, which means the property was built on its own land. As an apartment owner, you get a “Strata Title di atas HGB Murni”.

– Rooftop swimming pool: Not so large,  but the area surrounding it is quite pleasant.

– Gym: It’s ok for cardio, but it’s very limited for weightlifting.

Quality of living

Is the property busy?
It’s a boutique property with a limited number of units. For this reason, it is not so busy.

Is it noisy?
I didn’t think it was. The street can be a little bit noisy, but it’s reasonable for Jakarta standards.

What is the background of the residents?
The residents are a mix of Indonesians and expats.

Are there issues with the electricity supply?
None that I know about.

Are there issues with parking?
None that I know about.

Are there enough lifts?
Yes.

Are there visible damages?
Some. The property is less than 10 years old but the corridors and some apartment units already look damaged.

Cleanliness

I found the property to be clean.

Security

Guards: On duty at the gate.
CCTV cameras: In the lobby, in the lift and in the corridors.
Access: A card is needed in the lift to reach your unit

Hospitality

The staff is friendly and professional.

The prices of the apartments may vary depending on many factors such as the floor, the unit type, the room condition and the furnishings.

Be aware that you may also need to pay for additional fees: Service charge, parking fee, electricity and water bills, etc.

What I Liked
- Good location in Menteng, nice neighborhood.
- Reasonable prices.
- Rooftop pool.
- Hero supermarket nearby.
- Luxurious lobby.
What I Didn't Like
- The corridors look like those of a budget residence.
- Most apartments need to be refurbished (old style, outdated furniture, etc).
- Facilities are limited.
