Apartemen Plaza Senayan is a luxury residential complex with 4 towers (between 24 and 30 floors each) for a total of 421 units. The first two towers, A and B, were built in 1998, while the towers C and D were completed in 2012. They are part of Senayan Square, a mixed-use development owned by the Japanese company Kajima that also features the Fairmont Hotel, Plaza Senayan Mall, Senayan Arcadia and Sentral Senayan Offices.
Those apartments are not for sale, only for rent directly to the management. They can be considered serviced apartments as housekeeping is available upon request.
I visited the property in 2019, and this is my complete review of it:

Neighborhood
In which neighborhood of Jakarta is Plaza Senayan Apartments located?
Plaza Senayan Apartments is located in Senayan, an affluent neighborhood in Central Jakarta. It is a modern area by Jakarta standards, a bit cleaner and less polluted than the rest of the city.
It is a very strategic location as it is only 5 minutes away from Jalan Sudirman, the main street of the business district of Jakarta. It is home to dozens of office towers and a crucial link between the North and the South of the city.
Senayan is also a popular shopping destination with several malls like Plaza Senayan, Senayan City, FX Sudirman, Sentral Senayan 3 and Ratu Plaza. Because of that, you’ll also find plenty of cafés, restaurants, and bars.
By car, with normal traffic conditions, how far is it from:
– Jakarta Airport (CGK): 60 minutes
– Grand Indonesia Mall: 20 minutes
– Sudirman Business District: 5 minutes
– Kota Tua: 65 minutes
– Kemang: 30 minutes
How does it look like around the apartment?
The surroundings of Plaza Senayan Apartments are rather quiet and clean as they are within the Senayan Square complex, a privately-owned area.
What are the important landmarks nearby?
Nearby, there are several landmarks you can go to:
Malls:
Plaza Senayan is literally just across the street from the apartments. It is one of the best malls in Jakarta, with a mix of high-end boutiques and some more affordable brands. It is also great for dining and going out (cinema, bars, cafes, etc).
Another good option within walking distance is Senayan City (upper-middle class mall).
Supermarkets:
There is a FoodHall supermarket inside Plaza Senayan.
Restaurants:
Plenty of restaurants in Plaza Senayan (from high-end to midrange), Senayan Arcadia (upmarket) and FX Sudirman (middle range).
Bars and Nightlife:
Union bar in Plaza Senayan is popular. You can also check the venues in the Crystal Lagoon in Senayan City. Otherwise, the neighborhoods of Senopati, Mega Kuningan and SCBD (5-10 minutes by car) are the current hotspots of Jakarta nightlife.

Who is the developer?
Plaza Senayan Apartments was built and it is owned by the Japanese company Kajima (via its local subsidiary PT. Senayan Trikarya Graha). It is a reputed international developer which is also behind Resorts World Sentosa in Singapore or Kansai Airport in Osaka.
There are some local shareholders as well such as Siti Hediati Hariyadi, or Titiek, the former wife of Prabowo Subianto and the fourth daughter of Soeharto. The brother of Prabowo, Hashim Djojohadikusumo, is also listed as one of the owners.
Who is the architect?
The in-house architects of Kajima and the Indonesian firm Airmas Asri were responsible for the design. The latter is quite famous in Indonesia and it has built several residential towers such as The Capital Residence, District 8, Residence 8, The Pakubuwono Residence, Senayan Residence, and The Pakubuwono Signature.
Who is the contractor?
Kajima was the contractor.
What is the situation with the land certificate?
The land in Senayan Square is owned by the Indonesian Government. This means the developer only has a land certificate called “HGB di atas HPL”. It is not full ownership (Hak Milik). This certificate is valid for 50 years only. After that, the developer might extend the permit, or he might have to give the property back to the Government.

The apartments’ size is approximately the following:
1-bedroom units: 74m2 to 110m2 (1 bathroom, balcony)
2-bedroom units: 148m2 to 183m2 (2 bathrooms, maid room, balcony)
3-bedroom units: 225m2 (2-3 bathrooms, maid room, balcony)
Penthouse: 308m2 to 615m2
The units in Towers C and D are larger and more expensive.

– Two swimming pools surrounded by sunbeds and tables. Pleasant area in a large garden. There is also a smaller basin for kids and a sauna.
– The gym is medium-sized with a mix of machines and free weights. There is also an aerobic room with some classes.

What are the services available within the property?
There are several services available: Minimarket, restaurant, laundry. You can also easily go to Senayan Arcadia or Plaza Senayan for ATM, banks, salons, shops, etc.
Are there issues with the electricity supply?
None that I know about.
Are their issues with parking?
None that I know about.
Are there enough lifts?
Yes.
Atmosphere
Is the property busy?
Yes, it seems the occupancy is high.
Is it noisy?
No, it’s rather peaceful as there are no mosques and no large roads nearby.
What is the background (ethnicity, social status) and attitude of residents?
Many residents are from Japan. There are also expats from other nationalities and some Indonesians.

How old is the property?
The property was completed in 1998 for the towers A and B, and in 2012 for the towers C and D.
Are there visible damages?
Not many. The maintenance is excellent.

Rooms and Prices
The apartments in Plaza Senayan are only for rent. Daily housekeeping is available. The price excludes 10% tax and the utility bills (electricity, water). Minimum rent is for 12 months.
In tower A and B, the price for a fully furnished 1-bedroom apartment ranges between IDR 34,300,000/month (74m2) to IDR 39,900,000/month (102.50m2). In tower C and D, the price ranges between IDR 41,300,000/month (98m2) to IDR 45,500,000/month (110m2).
For a two-bedroom unit, the price goes from IDR 49,000,000/month (150m2 in tower A-B) to IDR 59,000,000/month (184m2 in tower C and D).
I don’t have the price for the 3-bedroom or Penthouse. I invite you to contact them directly for that.
