The Elements is a luxury apartment complex in Kuningan, South Jakarta. It is located in the Epicentrum superblock, just a few minutes from Jalan Rasuna Said, and walking distance to the mall Epicentrum Walk.
Completed on 6,500m2 of land, it consists of 2 towers: Harmony (39 floors, 252 units) and the more exclusive Serenity (32 floors, 120 units), which features private lifts.
I visited this property in 2021 and this is my full review of it:

The Elements was developed by Sinar Mas, one of the largest conglomerates in Indonesia, through its subsidiary Sinar Mas Land. Among others, the group also owns BSD, the Bakrie Tower, Plaza Indonesia, Hyatt Hotel, and numerous housing/office/industrial properties.
Even though Sinar Mas Land has over 40 years of experience in the property sector, it is a relatively newcomer when it comes to luxury apartments. Recently, they have also developed South Gate in TB Simatupang and they have plans to add new towers in upcoming years in the Epicentrum superblock.
That said, I would still rate their reputation as very good. They have the ambition to grow their business in the long-term and, for that to happen, they need to keep their buyers happy. They also have the means and resources to do that.
Contractor
A joint venture between two companies was in charge of the construction: Hyundai Engineering & Construction Co, a Korean company, and Nusa Konstruksi Enjiniring, an Indonesian one. Both contractors are experienced and reliable. Hyundai has completed hundreds of projects in over 42 countries, while Nusa Konstruksi Enjiniring was behind famous buildings such as Grand Indonesia, the French embassy in Thamrin, as well as Botanica Apartments.
Architect
Airmas Asri designed The Elements. This firm is behind several other high-end projects in Jakarta like Pakubuwono Signature, Pakubuwono View, Pakubuwono Menteng, The Langham, District 8, and the Capital Building.
Land Certificate
Strata Title on HGB Murni (full ownership of the apartment, but not of the land it is built upon). Foreigners are able to purchase units that are priced above IDR 6 billion.

I’ve listed above the most common room types with the average price for both renting and buying.
If you are an investor, I calculated that the Return on Investment for The Elements is approximately between 7.5% and 8.5%, which is above the average for Jakarta. Another positive point is that the service charge is only IDR 33,000 per m2, which is lower than the competition. This means you can make higher margins when renting your apartment to a tenant.

The Elements is part of the Epicentrum superblock, in the subdistrict of Karet, Setiabudi.
This area is a planned city similar to SCBD or Mega Kuningan. It consists of several apartment complexes (Taman Rasuna, Verde I & II, The Wave, Kuningan Place), offices (Bakrie Tower, Grand Rubina), malls (EpiWalk, Plaza Festival), sports facilities (GOR Sumantri, Elite Rasuna), hotels, schools, hospitals, and more.
It is in a very strategic location as you only need a couple of minutes to reach Jalan HR Rasuna Said, a street lined with office buildings and embassies. In less than 15-20 minutes, you can also go anywhere in Jalan Sudirman, Menteng, Thamrin, Mega Kuningan, or Gatot Subroto.
For this reason, the Epicentrum superblock has always been quite popular with expatriates. Some restaurants/bars near the Elements are actually hangout spots for foreigners, such as Bluegrass, Aphrodite, or Liquid Exchange. Lately, Henshin, the rooftop bar in Westin Hotel (5 minutes from the Elements), has become very trendy too.

Malls:
Epicentrum Walk (EpiWalk): 2-minute walk from The Elements, it is a modern shopping center, quite small, with some affordable restaurants (Asian food), a bar, a well-stocked supermarket (Farmer’s Market), and an XXI cinema.
Plaza Festival (2 minutes by car): A middle-class mall with a variety of cheap shops, a Matahari department store, cafés and restaurants (including fast food like McDonald’s, A&W, Pizza Hut).
Within 10 minutes by car, you can also reach Kota Kasablanka, Lotte Shopping Avenue, Kuningan City, and ITC Kuningan/Ambasador (for cheap stuff and electronics).
Supermarkets:
The nearest one is Farmer’s Market in Epicentrum Walk
Food and Nightlife:
The closest restaurants are located within Epicentrum Walk and Pasar Festival. Most serve Indonesian food, for a decent price (around IDR80,000 for a meal). For Western food, I like Bluegrass (on the ground floor of Bakrie tower). 2 minutes from it, there are even more options in Grand Rubina Business Park such as Trattoria (Italian), Saigon Café (Vietnamese), and Carl’s Jr (Burgers).
A bit further away (10 minutes), you can go to Setiabudi One. It is a food court with a large variety of restaurants and coffee shops: Gula Merah, Dapur Sunda, Burger King, Starbucks, Duck King, etc
For something more trendy, Mega Kuningan has some of the best bars and restaurants in Jakarta. Among them, I recommend Basque and Loewy.
You will also find many restaurants, from cheap to expensive, within Lotte Avenue. For expatriates, the most popular ones are Bacco and JJ Royal.
Finally, Holywings Epicentrum is a crowded bar, especially famous among young Indonesians. They often have live music or DJs.

Building Quality
I considered several factors such as the design, the quality of the finishes (paint, attention to details, etc), and the materials used (tiles, pipes, concrete, lights, doors, windows, furniture, artwork, etc). I’ve rated each area of the property from 1 – worst – to 10 – best.
- Building design: 7.5/10 – Elegant but nothing very unique
- Entrance: 8/10
- Lobby: 8.5/10 – Very spacious lobby with plenty of light and some artwork
- Corridors: Did not see as I only saw a unit with private lift
- Units: 8.5/10 – High-quality equipment used, especially the double glazing for the windows in the living room and the kitchen equipment. Nice marbles.
- Elevators: 8.5/10
- Gardens: 7/10 – Unfortunately a bit small
- Swimming pool: 7/10 – Again, not so large for a luxury property. However, it is enough for casual swimmers. I was also interested to learn that there is an Olympic-size swimming pool nearby in GOR Sumantri.
- Gym: 8/10 – Well-equipped and spacious, complete with a sauna and a jacuzzi
- Electricity: No known issues
- Parking: No known issues
Overall building quality: 8/10:
Excellent apartment. The only thing lacking, in my opinion, is a larger garden and swimming pool.
Maintenance
I didn’t see many maintenance issues as the building is still new.

Cleanliness
The cleanliness is satisfactory.

Security
- Guards: There are 24/7 guards at the main gate and at the entrance of the tower
- CCTV cameras: Near the lift area, in the lift, in the corridor, and in the lobby
- Access: You need an access card to enter the lift area
