Taman Sari Semanggi Apartments

 Taman Sari Semanggi is located in the heart of Jakarta, just about a hundred meters from Jalan Gatot Subroto.

Built in 2009, it is made of two high-rise towers that contain a total of 1,222 units (studios, 1-bedroom, 2-bedroom). It is a popular residence for the Indonesian upper middle class with rental prices starting at IDR 6,000,000 for a studio. Quite many expatriates live there too.

It is the second property build by Wika Realty after Taman Sari Sudirman, a smaller apartment complex just behind the World Trade Center on Sudirman. Following that, they also developed similar projects in Bekasi, Bandung, Surabaya and Bali.

I lived in Taman Sari Semanggi for about 3 months and this is my full review about it.

Location

The location of Taman Sari Semanggi is truly excellent for anyone working in the Central Business District of Sudirman. The complex is squeezed between Jalan Gatot Subroto (and therefore the toll road going from the airport to Bekasi) on one side, and Jalan Prof Dr. Satrio on the other. Those streets are very strategic in Jakarta because they connect Jalan Sudirman and Jalan Rasuna Said, arguably the busiest ones in the city and where most large companies have their head offices.

From Taman Sari Semanggi, you can easily go to several malls like Lotte Avenue, Bellagio, Ambassador, Plaza Semanggi, Kuningan City and even Pacific Place. It is also within a few minutes from two of the densest areas in Jakarta for bars, restaurants and clubs (in Mega Kuningan or in SCBD).

There are also several hospitals (Siloam) and universities (Atma Jaya). The Bung Karno stadium is relatively near and perfect for those who like to run.

Just outside Taman Sari Semanggi, walking distance, there is not a lot to do, though. The area is residential and it has mostly expensive houses, with a handful of warungs and tokos. It can be annoying to walk there because there is no sidewalk and the traffic is quite dense.

Facilities and Services

There are several interesting shops and services available within the residence: 3 restaurants (small ones serving Indonesian and Chinese food + Pizza Hut Delivery), a laundry, a convenience store (Indomaret) open until 10 PM, a salon & spa, a dentist, an ATM (Mandiri) and a pharmacy. Their prices are quite high as they are in a situation of quasi monopoly. There is still a lot of empty space on the commercial floors so you can expect new businesses to open in the future.

Other facilities of Taman Sari include two swimming pools (one for kids and a very long one for swimmers), a playground area, a well-equipped gym, two ping pong tables and a badminton net. The swimming pool is one of the highlights of the residence in my opinion as it is rare to have such a long one within Central Jakarta (for a non-luxury property).

Quality

The overall condition of Taman Sari Semanggi is fine, though some parts are a bit old. The lobby area could probably be improved with more modern furniture for instance. Also, as there are still many empty shops on the first and second floor, it still looks like an unfinished construction site.

I noticed that the toilet in the swimming pool were in terrible condition too: Dirty and partly broken.

Apart from that, the place is rather clean and tidy. It is what I can reasonably expect from a midrange apartment complex.

Prices

Prices at Taman Sari Semanggi may vary greatly depending, among other things, on the floor, the unit type, the room condition and the furnishings. Here are estimates from online ads:

Studio Type (31m2 to 37m2) – Furnished:

  • Rental: IDR 5.5M to IDR 8.5M per month
  • Buy: IDR 950,000,000

1-Bedroom Type (47m2 to 52m2) – Furnished:

  • Rental: IDR 7M to IDR 10M per month
  • Buy: IDR 1,300,000,000

2-Bedroom Type (68m2) – Furnished

  • Rental: IDR 10M to IDR 12M per month
  • Buy: IDR 1,800,000,000

What I Liked
- Excellent location in Jakarta
- Popular with foreigners and expatriates
- Complete facilities and services available (minimart, pharmacy, hairdresser, warungs, dentist, ATM, laundry, etc)
- Long swimming pool, fairly good gym, badminton, ping-pong table
What I Didn't Like
- Price a bit higher than average because of central location
- Prices of the shops and nearby restaurants quite high
- The walk to Lotte Mall and Mega Kuningan is through a busy road with no sidewalk
Overall
One of my favorite midrange apartment complex in Jakarta. Recommended for young executive or single expats with an average budget.
