Senayan City Residence is a luxury tower of 25 floors with 67 apartments. Completed in 2006 by the group Agung Podomoro Land, it is connected to the mall Senayan City.

I visited this property with an agent, and this is my complete review of it:



In which neighborhood of Jakarta is Senayan City Residence located?

Senayan City Residence is located in the district of Tanah Abang, but it is more accurate to include it in the neighborhood of Senayan. The latter is an affluent area which is modern by Jakarta standards. It features two large blocks: Senayan City (with the mall, the residence, and the Panin office tower) and Senayan Square (Plaza Senayan Mall, Fairmont Hotel, Sentra Senayan, etc).

It is a rather strategic location as it is only 10 minutes away from Jalan Sudirman, which is one of the most important thoroughfares of Jakarta. It links the north and the south of the city, and it is home to dozens of tall office buildings.

Senayan is also a popular shopping destination with 4-5 malls in a small perimeter (Plaza Senayan, Senayan City, FX Sudirman, Sentral Senayan 3 and Ratu Plaza).

By car, with normal traffic conditions, how far is it from:
– Jakarta Airport (CGK): 60 minutes
– Grand Indonesia Mall: 30 minutes
– Sudirman Business District: 10 minutes
– Kota Tua: 60 minutes
– Kemang: 30 minutes

How does it look like around the apartment?

As you exit Senayan City Residence, you have a busy road, Jalan Asia Afrika, that isn’t really walkable:

What are the important landmarks nearby?

Nearby, there are a few landmarks you can go to:

Senayan City is connected to the residence. It is a trendy mall, especially among the young upper-middle class. It has many outlets from famous brands (Levi’s, Zara, Adidas, Uniqlo, Sephora, etc), several cafés, bars and restaurants, a supermarket and a cinema.

Plaza Senayan is also nearby, just opposite the street. You can go there by foot in just 5 minutes. It is one of the best malls in Jakarta, with a mix of high-end boutiques and some more affordable brands. It is also great for dining and going out (cinema, bars, cafes, etc).

There is a FoodHall supermarket in Senayan City.

Plenty of options in Senayan City or Plaza Indonesia.

Bars and Nightlife:
There are a few bars in Senayan City, in an area called Crystal Lagoon. Union bar in Plaza Senayan is also a good choice. Otherwise, the neighborhoods of Senopati, Mega Kuningan and SCBD (10 minutes by car) are the current hotspots of Jakarta nightlife.

– Train: Kebayoran (3 kilometers away)
– MRT: Senayan (1 kilometer away)

Bung Karno Stadium Park (5-10 minutes)
Senayan Golf Course (5 minutes)

Building Quality

Building and Architecture

Who is the developer?
The owner, Agung Podomoro Land, is one of the largest property developers in Indonesia. They have many completed projects, mostly in the midrange segment (Metro ParkThamrin ResidencesSudirman ParkKalibata City, etc).

They also own some luxury residential towers like The Peak, Pakubuwono View and Pakubuwono Residence.

Overall, they are generally trustworthy, but it really depends on the projects. Some of them are flawless (especially in the Pakubuwono block) while others are terrible (for instance Mediterania Gajah Mada).

Who is the architect?
Senayan City Residence was designed by the Indonesian architect firm Airmas Asri, which has already worked on several high-end projects like Pakubuwono Signature, Pakubuwono View, District 8 and the Capital Building. The Singaporean firm DP Architects (Central Park Jakarta, Kemang Village, LaVie Kuningan) was also involved in the general design of the Senayan City block.

Who is the contractor?
I’m not sure. It might be Pulau Intan, a large Indonesian group behind Taman Anggrek Apartments, Royale Springhill ResidenceCity Home Gading River View, French Walk Apartments, L’Avenue, etc.

What is the situation with the land certificate?
The land on which Senayan City was built is owned by the Indonesian Government (more precisely by the Bung Karno Stadium).

This means the developer only has a land certificate called “HGB di atas HPL”, which is not full ownership (Hak Milik). This certificate is valid for 50 years only. After that, the developer might extend the permit, or he might have to give the property back to the Government. What is almost certain is that the owners of apartments will have to pay something, or worse, lose their apartment.

The HPL certificate for Senayan City will expire in 2041.

The apartments’ size is approximately the following:

2-bedroom units with study: 235m2 (2 bathrooms, maid room)
3-bedroom units with study: 207m2, 239m2 and 243m2 (3 bathrooms, maid room)
4-bedroom penthouse: 440m2 (4 bathrooms, maid room)

There are many services available within the mall Senayan City: ATM, laundry, restaurants, pharmacy, salons, spas, etc.

Are there issues with the electricity supply?
None that I know about.

Are their issues with parking?
None that I know about.

Is the property busy or noisy?
It is a rather quiet property as there are only 67 units (3 per floor). There are no mosques nearby and the road is far enough.

What is the background of the residents?
I didn’t see many residents so I cannot answer.



How old is the property?
The property was completed in 2006.

Are there visible damages?
There are a few areas that could be improved (scratched paint, broken tiles, etc).

I found the property to be clean.

What I Liked
- Direct access to one of the most popular malls in Jakarta
- Boutique property with only 67 units
- Location in a shopping area just 10 minutes from the business district
- Spacious apartments
What I Didn't Like
- Average facilities and lack of green spaces
- Maintenance is not up to the standards of a 5-star property
- Many detours and U-turns are necessary to reach Jalan Sudirman/SCBD/Senopati, so these areas are not as near as they seem.
