
Four Winds Senayan is a luxury residential tower of 20 floors for a total of 122 apartments. Completed in 2018 on 4,400m2 of land, it was developed by the group PT Tri Tirta Permata.
I visited this property with an agent, and this is my complete review of it.

In which neighborhood of Jakarta is Four Winds located?

Four Winds is located in the district of Kebayoran Lama, but it is more accurate to include it in the neighborhood of Senayan. The latter is an affluent area which is modern by Jakarta standards (larger roads, cleaner, less polluted, newer buildings). It features a superblock, called Senayan Square, where you can find the Fairmont Hotel, Plaza Senayan Mall, Plaza Senayan Apartments, Senayan Arcadia and Sentral Senayan Offices.
It is a rather strategic location as it is only 15 minutes away from Jalan Sudirman, the most important street in Jakarta and the heart of the business district.
Senayan is also a popular shopping destination with several malls like Plaza Senayan, Senayan City, FX Sudirman, Sentral Senayan 3 and Ratu Plaza. Because of that, you’ll also find plenty of cafés, restaurants, and bars.
How does it look like around the apartment?
The surroundings of Four Winds are very boring. There is nothing to do walking distance from the property:

By car, with normal traffic conditions, how far is it from:
– Jakarta Airport (CGK): 60 minutes
– Grand Indonesia Mall: 25 minutes
– Sudirman Business District: 15 minutes

– Nearest Transjakarta halt: Simprug 1 (300 meters away) or Ruko Permata Senayan (500 meters away)
– Nearest train station: Kebayoran (2.5 kilometers away)

– Nearest Toll road: Jakarta Inner Ring Road (6km away)
Landmarks Nearby
These are the important landmarks nearby:
Malls:
Plaza Senayan is about 10-15 minutes away. It is one of the best malls in Jakarta, with a mix of high-end boutiques and some more affordable brands. It is also great for dining and going out (cinema, bars, cafes, etc).
Another good option is Senayan City (upper-middle class mall), also 10-15 minutes away by car.
The malls ITC Permata Hijau and Bellezza are only 5-10 minutes away but they are not really interesting (except for the supermarkets).
Supermarkets:
The nearest supermarket is Hero Permata Hijau, only 300 meters away. There are also FoodHall supermarkets in the malls Bellezza, Plaza Senayan and Senayan City. For cheaper prices, you can go to the Carrefour/Transmart in ITC Permata Hijau.
Restaurants:
There are several good restaurants just 5 minutes away from Four Winds (Plan B, Casa Mexico, etc). If that’s not enough, just go to Plaza Senayan (from high-end to midrange), Senayan City, Senayan Arcadia (upmarket) and FX Sudirman (middle range).
Bars and Nightlife:
Union bar in Plaza Senayan is popular. You can also check the venues in the Crystal Lagoon in Senayan City. Otherwise, the neighborhoods of Senopati, Mega Kuningan and SCBD (15 minutes by car) are the current hotspots of Jakarta nightlife.

Who is the developer?
Four Winds was developed by a company called PT Tri Tirta Permata, whose founder is the architect Reggy Widjaya. After doing some internet research, it seems that it is linked to Argo Manunggal, an Indonesian conglomerate famous for building the Alam Sutera superblock in Tangerang. They are also behind the Vasanta Group and Bekasi Fajar Industrial Estate.
Another shareholder of Four Winds is the group Daiwa House from Japan.
Who is the architect?
Four Winds was designed by Tetra Desaindo, a firm that built the Cyber2 tower and the Standard Chartered office in Jakarta.
Who is the contractor?
It was Tata Mulia, a large company that constructed some prestigious buildings in Jakarta, such as the Gama tower (tallest tower in Indonesia), the Anandamaya Residences, and the Four Seasons (tower 3).
What is the situation with the land certificate?
The developer has a Hak Guna Bangunan Murni, which means the property was built on its own land. As an apartment owner, you get a “Strata Title di atas HGB Murni”.

Is the property busy?
No. It was very quiet when I visited. It seems the occupancy is still low.
Is it noisy?
There is a busy road in front of Four Winds. However, since the windows in the apartments are sound-proof, you cannot hear too much noise.
What is the background (ethnicity, social status) residents?
The residents are a mix of Indonesians and expats.
Are there issues with the electricity supply?
None that I know about.
Are their issues with parking?
None that I know about.
Are there enough lifts?
Yes.

No, it is still a new property.
