Permata Hijau Residence is an upscale residential complex with 2 towers: Abelia (33 floors) and the much smaller Bromelia (25 floors). Completed in 2008 on 0.7 hectares of land, it features over 250 units, all of which are larger than 100m2. It was built by PT Cahaya Mitra Sejahtera, a joint venture between Agung Podomoro Land and PT Raka Utama.
I stayed there for a couple of nights and this is my full review of it:
Beware: Do not get confused with the nearby Apartemen Permata Hijau or Permata Hijau Suites (to be reviewed soon). Both are different complexes.

Neighborhood and Transportation
In which neighborhood of Jakarta is Permata Hijau Residence located?
Permata Hijau Residence is located in the district of Kebayoran Lama, but it is more accurate to include it in the neighborhood of Permata Hijau. The latter is an affluent residential area, popular with both expats and Indonesians due to its proximity to Senayan. It has a mix of low-rise housing, mainly large villas, and high-rise apartments (ITC, Bellezza, Somerset, Providence Park, Apartemen Permata Hijau, etc).
How does it look like around the apartment?
Permata Hijau Residence has two entrances/exits. One is on Jalan Arteri Permata Hijau, a busy road, and the other one on Jalan Kalimaya, a much quieter street.
By car, with normal traffic conditions, how far is it from:
– Jakarta Airport (CGK): 55 minutes
– Grand Indonesia Mall: 45 minutes
– Sudirman Business District: 15-20 minutes
– Kota Tua: 65 minutes
– Kemang: 40 minutes
Public transportation and access to highways:
– Transjakarta: Permata Hijau (600 meters away)
– Train: Kebayoran (2 km away)
– MRT: Senayan (2.5 km away)
– Toll road: Jakarta Inner Ring Road (4km away)
Landmarks Nearby
These are the important landmarks nearby:
Malls:
5 minutes away, you can go to the Bellezza Shopping Arcade, a weird mall that features some random boutiques and offices. Not large enough for real shopping, but you can find decent restaurants, a karaoke, a fitness center, and a supermarket.
ITC Permata Hijau, just across the street from Bellezza, is a middle-class mall that has cheap unbranded shops and a food court.
For better options, you should go by car to Senayan City, Plaza Senayan, or Gandaria City, about 10-15 minutes away.
Supermarkets:
The nearest supermarket is Hero Permata Hijau, just 300 meters away. I went there on foot in just 5 minutes. Another option is the FoodHall in Bellezza Mall or Carrefour in ITC Permata Hijau.
Restaurants:
The nearest restaurants are in ITC Permata Hijau (cheap) and in Bellezza Mall (average). There are also a few near Senayan Residence (Plan B Spanish Resto).
Bars and Nightlife:
The nearest nightlife bars, clubs and cafés are in Senopati, Senayan and SCBD.
Education:

– Schools: Binus, Jakarta Intercultural School (Pattimura campus for elementary), SMA Al-Azhar, Hope International School, Heritage School

If you have a serious condition, I recommend going a bit further to Pondok Indah Hospital or to Siloam Semanggi.

Who is the developer?
Permata Hijau Residence was built by PT Cahaya Mitra Sejahtera, a joint venture between Agung Podomoro Land and PT Raka Utama.
Agung Podomoro Land is very famous in Indonesia for owning a large portfolio of apartments, from low-range to luxury. I have reviewed many of these already, such as Metro Park, Thamrin Residences, Sudirman Park, Kalibata City, Podomoro City, Pakubuwono View, and Pakubuwono Residence.
Overall, Agung Podomoro Land is generally trustworthy, but it really depends on the kind of property you are buying from them. In the midrange segment, they tend to favor average quality materials in order to be competitive and to offer affordable prices. In older properties, the maintenance will sometimes be very poor (for instance in Mediterania Gajah Mada).
PT Raka Utama is much more mysterious and I was unable to find much information about them. It is a contractor with relatively little experience.
Who is the architect?
The architects were Megatika International and ImageQreator, two local firms that have often worked with Agung Podomoro Land.
Who is the contractor?
The contractor was PT Raka Utama.
What is the situation with the land certificate?
The developer has a Hak Guna Bangunan Murni, which means the property was built on its own land. As an apartment owner, you get a “Strata Title di atas HGB Murni”.

The developer says that 80% of the property is occupied by public spaces. It seems exaggerated, yet possible as you have a large pool and a park behind the residence.

Not many. You just have a BBQ pit and a laundry shop.
Are there issues with the electricity supply?
None that I know about.

Yes.
Atmosphere
Is the property busy or noisy?
My unit was facing the swimming pool and it was quiet. I suppose the units facing the street will be much noisier. There are no mosques around.
What is the background (ethnicity, social status) of residents?
I would say the majority is Indonesian, with some expatriates.
