Ciputra World 2 Residences is a luxury complex with several towers (Orchard, Newton 1 & 2, The Suites) for a total of 625 units. It is part of a larger complex, currently under construction, that also includes the W Hotel, Ascott Sudirman, and the Tokopedia Office Tower.
At the time of my visit, in 2019, only Newton 1 and Orchard towers were occupied. There were still some works going on, for instance on the Ground Floor area where several shops are supposed to be built.
You will see that I’m quite critical about the facilities in Ciputra World 2: The pool area is too tiny and impractical, while the gym has too few machines. However, from what I’ve read, the facilities are much nicer in the newest towers (Newton 2). Please don’t hesitate to leave me a comment if you know more about this.
Note: The following review will be quite similar to the one I wrote for Ciputra World 1, another complex built by the same developer and located only 5 minutes from Ciputra World 2.

Ciputra World 2 Residences was developed by the Ciputra Group, one of the largest property developers in Indonesia. It has built several housing complexes all over the country (usually under the name CitraLand or CitraGarden).
It usually targets the upper-middle-class and it has an OK reputation, even though there are great disparities among all their properties.
Architect
The main architect was the firm SCDA from Singapore. It is a prestigious company that has designed buildings all over the world, including the W Hotel in Bali, the Park Royal in the Maldives, and the National Design Center in Singapore.
Contractor
The contractor was Multikon, a company with a large portfolio of completed buildings (Providence Park Jakarta, Summarecon Mall Bekasi, Kuningan Place, etc).
Land Certificate

From talking with several agents, it seems that the demand for the apartments in Ciputra World 2 was slow at the beginning. Therefore, there were some interesting deals to be made and it was possible to negotiate hard.
As a result, you can expect a fair return on investment of 5%-7% for this property, but you may have to decrease your rental price to attract tenants. On the long run, I’m pretty sure that the occupancy will be high since the location is really strategic for thousands of office workers.

Neighborhood
Ciputra World 2 Residences has a great location in the business district of Jakarta. It is just between Jalan Sudirman and Jalan Rasuna Said, which are both lined up with office buildings, and it is also within walking distance to Mega Kuningan, a modern area popular with foreigners.
If you are an expat with no kids and who likes to socialize, this should be an ideal place to live.
It is also within 5 minutes to Lotte Shopping Avenue, an upper-class mall with a wide selection of shops, cafés, and restaurants.

The surroundings are not really pleasant. As you exit the building, you will encounter Jalan Prof. Dr. Satrio, a barely walkable street with a concrete flyover just above it.

Nearby, Mega Kuningan has some of the best bars and restaurants in Jakarta. Among them, I recommend Basque and Loewy.
You will also find many restaurants, from cheap to expensive, within Lotte Avenue. For expatriates, the most popular ones are Bacco and JJ Royal.
Finally, there is also cheap, but delicious, Indonesian food in the food court of the mall ITC Kuningan.

No parks nearby. If you want to walk, you can go to Mega Kuningan where the streets have proper sidewalks.
Transportation
Road:
Ciputra World 2 is on Jl. Prof. Dr. Satrio, a busy street often clogged with traffic. During peak hours, it can be complicated to reach even nearby destinations. For instance, you may need up to 15-20 minutes just to go to Lotte Shopping Avenue (it happened to me!).
Train/MRT:
There are no train station or MRT station nearby. Tebet station is the closest, but it is 4 kilometers away.
TransJakarta:
There is a stop in front of Lotte Avenue Mall where you can take the lines 5F, 6C, 6D, and 6E. These lines are not very interesting as they don’t have a dedicated corridor and they don’t go very far. They are mostly used by office workers who need a way to go to Tebet train station.

I considered several factors such as the design, the quality of the finishes (paint, attention to details, etc), and the materials used (tiles, pipes, concrete, lights, doors, windows, furniture, artwork, etc). I’ve rated each area of the property from 1 – worst – to 10 – best.
- Building design: 7.5/10 – Sleek and modern design, with floor-to-ceiling windows
- Entrance: 7.5/10 – Dedicated path, a bit long to follow, surrounded by many plants, trees, and sculptures
- Lobby: 7.5/10 – Medium size, with a comfortable seating area and several nice pieces of art
- Corridors: 7.5/10 – Wide with marble flooring
- Units: 7/10 – Modern but not so spacious
- Elevators: 8.5/10
- Gardens: 6/10 – More green space would be appreciated
- Swimming pool: 6/10 – I didn’t like it at all, too narrow and too often in the shade (=> cold water)
- Gym: 7/10 – Professional equipment in limited quantity and variety
- Electricity: No known issues
- Parking: No known issues
Overall building quality: 7.2/10:
If you are not planning to use the gym and the pool, then it is an excellent choice
Maintenance
I didn’t see many maintenance issues as the building is still new.

The cleanliness is satisfactory.

Security
- Guards: There are 24/7 guards at the main gate and at the entrance of the tower
- CCTV cameras: Near the lift area, in the lift, in the corridor, and in the lobby
- Access: You need an access card to enter the lift area

- The price is reasonable for this neighborhood
