Ascott Kuningan is a luxury serviced residence located in Kuningan, in the Ciputra World 1 complex. The latter also includes the mall Lotte Shopping Avenue, Somerset Grand Citra, Raffles Hotel, and the DBS office tower.
Completed in 2013, it consists of 170 units managed by Ascott, with prices starting at US$2,700 for a 1-bedroom serviced apartment. It is a popular choice due to its excellent location in the Central Business District of Jakarta, within a short drive to Jalan Sudirman, Jalan Rasuna Said, or Mega Kuningan. It is also ideal for those who are looking for enjoying Jakarta’s nightlife and dining scene.
The following review will be very similar to the one I wrote for My Home Ciputra World 1 Residence. Both are indeed located in the same tower, sharing the same facilities (swimming pool, gym, restaurant, lobby, etc). The only difference is that the apartments of Ascott Kuningan are managed by Ascott, while those of My Home are individually-owned.
Management
Ascott Kuningan is managed by The Ascott Limited, the largest operator of serviced residences in the world and a subsidiary of the Singaporean-based company CapitaLand. It is actually owned by the Government of Singapore, via Temasek Holdings.
Currently, they have more than 700 properties, mostly in Asia, Europe, and the Middle East, under various brands: Ascott, Citadines, or Somerset, to name the most famous ones.

The units are more spacious than the average for luxury serviced apartments in Jakarta.
Normally included in the price: Utilities (water and electricity), Wifi, buffet breakfast (continental and Asian), daily housekeeping (except on Sundays and Public Holidays) with linen changed three times per week.
Note that the price can be negotiated if you contact them directly. They may offer you a discount if you stay at least for a year, or if you cut back on some of their services (no breakfast for instance).
Room Amenities
Kitchen
All the units have a kitchen equipped with a fridge, a microwave, cooking utensils, a toaster, and a boiler. You can also request a rice cooker.
Living room and bedroom:
All the apartments have a flat-screen TV with cable channels in both the bedroom and the living room. In the bedroom, the TV is hidden behind a glass mirror panel which is pretty cool. There is also a telephone line and an iPod charging station.
The study desk is in the bedroom.
The master bedrooms have a king-size bed (200cm X 200cm). In the two-bedroom units, the second bedroom has 2 single beds.
Bathroom:
The bathtub in the bathroom is facing the window directly. You will love it if you are looking for unique spots to take Instagram pictures.
Facilities and Services
– Swimming pool: Not so big, it can get crowded on weekends when families stay in the hotel. On weekdays, it’s quiet enough to enjoy a swim.
– Gym: It is lacking equipment for those who really plan on doing full workout sessions. For the casual user, it is fine.
– Breakfast: A bit disappointing, there is plenty of choices, but the product quality is low: White bread, processed meat, unripe fruits, and cakes that are too sweet.
– Playground and playroom for kids:
– 24-hour reception and lobby with concierge service
– Multi-sport courts (Tennis, Basketball, Badminton):
– Meeting room:
Other facilities and services available:
– Spa
– Barbecue area
– Restaurant (called OnEleven because it is on the 11th floor).
Location
Ascott Kuningan has a great location in the business district of Jakarta. It is just between Jalan Sudirman and Jalan Rasuna Said, which are both lined up with office buildings, and it is also within walking distance to Mega Kuningan, a modern area popular with foreigners.
If you are an expat with no kids and who likes to socialize, this should be an ideal place to live.
It is also connected to Lotte Shopping Avenue, an upper-class mall with a wide selection of shops, cafés, and restaurants.
Distances:
- Jakarta Airport (CGK): 70 minutes
- Grand Indonesia Mall: 15-20 minutes
- Sudirman Business District: 5-10 minutes
- Kota Tua: 70 minutes
- Kemang: 40 minutes
Surroundings:
Ascott Kuningan is part a larger complex called Ciputra World 1, which consists of Lotte Avenue mall, Ascott Kuningan, Raffles Hotel, and the DBS tower. You can easily walk around in that area and access plenty of shops, cafés, and restaurants.
A bit further, but still reachable by foot, you can also go to Mega Kuningan and to popular malls like Ambasador and Kuningan City.
Nearby landmarks
Nearby, there are a few landmarks you can go to:
Malls:
Lotte Avenue
Kuningan City
ITC Kuningan/Ambasador (for cheap stuff and electronics)
Supermarkets:
Ranch Market in Lotte Avenue (expensive)
Transmart Carrefour in ITC Kuningan (moderate)
Lotte Mart in Kuningan City (moderate to expensive)
Food and Nightlife:
Nearby, Mega Kuningan has some of the best bars and restaurants in Jakarta. Among them, I recommend Basque and Loewy.
You will also find many restaurants, from cheap to expensive, within Lotte Avenue. For expatriates, the most popular ones are Bacco and JJ Royal.
Finally, there is also cheap, but delicious, Indonesian food in the food court of the mall ITC Kuningan.
Hospitals:
MMC Hospital
Siloam MRCC
SOS Medika Clinic (expensive – international quality)
Parks and Recreation:
No parks nearby. If you want to walk, you can go to Mega Kuningan where the streets have proper sidewalks.
Transportation
Road:
Ascott Kuningan is on Jl. Prof. DR. Satrio, a busy street often clogged with traffic. It is a very strategic road as it connects Jalan Sudirman and Jalan Rasuna Said, where the largest office buildings in Jakarta are located.
Train/MRT:
There are no train station or MRT station nearby. Tebet station is the closest, but it is 4 kilometers away.
TransJakarta:
There is a stop in front of Lotte Avenue Mall where you can take the lines 5F, 6C, 6D, and 6E. These lines are not very interesting as they don’t have a dedicated corridor and they don’t go very far. They are mostly used by office workers who need a way to go to Tebet train station.
