The Accent Apartments

The Accent is a midrange residential complex with two attached towers of 29 and 33 floors. With a total of 270 units, it was completed in 2019 in the “sektor 7” of Bintaro Jaya (South Tangerang) by the group PT Jaya Real Property Tbk.

I stayed 2 nights in this property and this is my complete review of it.

Where is The Accent located?

The Accent is located in the sector 7 of Bintaro Jaya, a huge planned township of over 1,000 hectares that consists of 9 sectors split between South Jakarta and South Tangerang. The whole area belongs to the publicly-listed company Jaya Group, whose main shareholders are Ciputra and the DKI Jakarta government.

In recent years, Bintaro Jaya has developed quickly with the arrival of thousands of new residents, mostly middle-to-upper-class Indonesian families.

Their interest with Bintaro is easy to understand: First, it offers reasonable prices while being relatively close to some business areas of Jakarta (TB Simatupang). Second, it is still a rather laid-back neighborhood (by Indonesian standards), quite clean, with better air quality, and not plagued by traffic jams. Third, there are many reputed facilities and services nearby such as malls, schools, hospitals, etc.

The Accent is not located in the most strategic part of Bintaro Jaya. It is in the South, in Pondok Aren, which is part of South Tangerang. Therefore, it is a bit far from the city center of Jakarta (but close to Serpong, Alam Sutera or BSD).

How does it look like around the apartment?
The Accent is in a pleasant neighborhood with many restaurants, shops, and a mall. There is also a sidewalk and a park so you can walk around a bit if you wish. The car traffic is moderate.

By car, with normal traffic conditions, how far is it from:
– Jakarta Airport (CGK): 70 minutes
– Grand Indonesia Mall: 55 minutes
– Sudirman Business District: 45 minutes
– Kota Tua: 75 minutes
– Kemang: 45 minutes

Public transportation and access to highways:
The transportation options are limited around the Accent, especially if you need to go to Central Jakarta. For this reason, it is better to have a car when living there.

Nearest Transjakarta halt: Blue Bird has a bus going from Bintaro Jaya Xchange to Ratu Plaza and Thamrin City every morning, and returning in the evening.
Nearest bus stop: In front of Griya CIMB Niaga (200 meters away), there is an angkot going from Situ Gintung to Pondok Jagung. There is another stop in front of Bintaro Trade Center (800 meters away) with angkots going to Ciputat (via Jurang Mandu train station).
Nearest train station: Jurang Mandu (2 kilometers away)
Nearest MRT station: None
Nearest toll road: Jakarta-Serpong (2 kilometers away)

These are the important landmarks nearby:

Malls:
The nearest mall is Lotte, just 3 minutes walking distance to the Accent. It is an average-sized shopping center targeting the middle class. It has a cinema, a supermarket, a gym (Celebrity fitness), a karaoke (Inul Vizta), a kids’ playground, several restaurants (fast food and affordable chains), and a fair number of convenient shops (salons, banks, fashion, pharmacies, etc).

By car, you can also reach Plaza Bintaro (old mall) and Bintaro Jaya Xchange in about 10-15 minutes. The latter is a good place to hangout with several cafés, a cinema and an ice rink.

Lotte Mart in Bintaro

Supermarkets:
There is a Lotte Mart supermarket inside Lotte Mall, just 3 minutes away. Other supermarkets nearby include Farmer’s Market in Bintaro Jaya Xchange (more expensive, more imported products) and Giant in CBD Bintaro (cheaper).

Restaurants:
There are quite a few affordable chain restaurants near the Accent, either in the Lotte Mall or in nearby rukos (shophouses). For instance: Bebek Kaleyo, Es Teler 77, Sapo Oriental, Sate Senayan, Starbucks, etc.

Bars and Nightlife:
This is not a party area. If you want to drink alcohol and party, you will need to go to Pondok Indah (De Hooi) or to Cilandak Town Square (both around 20 minutes away).

Education:
Bintaro has plenty of reputed educational facilities, in particular high schools.

University: Universitas Pembangunan Jaya
Schools: British School, SMPK Penabur, Sekolah Tunas Indonesia, Global Jaya, Mentari School, Jakarta Japanese School

Hospitals:
RS Premier Bintaro (3 minutes by car)
RS Pondok Indah Bintaro Jaya (10 minutes by car)

Offices:
A few large companies have their offices in Bintaro such as Hero Group, Permata Bank, or CIMB Niaga.

Parks:
Menteng Park Bintaro is 5 minutes away by foot. It can be dirty (especially the river) but it is still nice to have this green space nearby:

Building Quality

Building and Architecture

Who is the developer?
The Accent was developed by Jaya Property, which is part of the Jaya Group. Its main shareholders are Ciputra and the DKI Jakarta government.

The company owns two main assets. Ancol in North Jakarta, and Bintaro Jaya (between South Jakarta and South Tangerang). Within these large areas, it has built several projects like landed houses, apartment towers, malls, hospitals and schools.

Who is the architect?
I’m not 100% sure who was the architect. On the website of The Accent, the Singaporean firm MKPL is mentioned, but I also read that PT Arkonin (a subsidiary of the Jaya Group) was involved. They may have worked together.

Who is the contractor?
The contractor was Wika Gedung, a subsidiary of the government-owned company Wijaya Karya.

What is the situation with the land certificate?
The developer has a Hak Guna Bangunan Murni, which means the property was built on its own land. As an apartment owner, you get a “Strata Title di atas HGB Murni”.

Entrance gate/Lobby
The lobby is a bit disappointing compared to the exterior. Even though it has a nice marble flooring and a large reception desk, I find it a bit messy overall and not well-designed.

– Available services: There aren’t many at the moment, but it is easy to go to Lotte Mall if you need anything: Salon, bank, ATM, food, groceries, etc.

Quality of living

Is the property busy?
The property was still new when I visited and the occupancy seemed low.

Is it noisy?
It is a rather quiet apartment complex. 

What is the background of the residents?
The residents I saw were mostly Indonesians.

Are there issues with the electricity supply?
None that I know about. The studios and 1-bedroom units have a 2,200 VA limit, the 2-bedroom units have 3,300 VA.

Are there issues with parking?
None that I know about.

Are there enough lifts?
Yes.

Are there visible damages?
None so far as the property is still new.

I found the property to be clean.

Guards: On duty at the gate.
CCTV cameras: In the lobby, in the lift and in the corridors.
Access: A card is needed in the lift to reach your unit

The staff is friendly and professional.

What I Liked
- Modern apartment with a stylish design.
- Affordable price.
- Nice rooftop swimming pool and garden.
- Pleasant neighborhood with many shops, restaurants, cafés, a park, and walking distance to Lotte Mall and Lotte Mart.
- Bintaro is a fine neighborhood for families, with some famous international high schools nearby.
What I Didn't Like
- The quality of the construction is sometimes average.
- Quite far from central Jakarta.
- Few transportation options.
