Nifarro Park

Nifarro Park is a complex that consists of an office tower (ITS), a commercial area and 2 residential towers.

The latter were completed between 2013 (Mahoni tower) and 2015 (Ebony tower). They are both 21-floor high and they have a total of 570 units. They are reasonably priced and the residents are mostly Indonesians from the upper middle-class.

I stayed one night in Nifarro Park and this is my full review of it:

Neighborhood and Transportation

In which neighborhood of Jakarta is Nifarro Park located?

Nifarro Park is located in Pasar Minggu, a residential district of South Jakarta. It is still a middle-class neighborhood with mostly low-rise houses and small shops. There aren’t many things to do around: The nearest mall, for instance, is 2 kilometers away in Kalibata City. The famous traditional market “Pasar Minggu” is even further, 3 kilometers away.

Despite this, it can still be an interesting location for some people. Prices are rather low in this area and, if you use public transportation, you can take a train nearby (Pasar Minggu Baru or Kalibata station) that can reach Jalan Sudirman in less than 25 minutes.

How does it look like around the apartment?

When you exit Nifarro Park, you arrive on Jalan Pasar Minggu Raya, a medium-sized street with a few shops:

By car, with normal traffic conditions, how far is it from:
– Jakarta Airport (CGK): 70 minutes
– Grand Indonesia Mall: 45 minutes
– Sudirman Business District: 35 minutes
– Kota Tua: 75 minutes
– Kemang: 30 minutes

Public transportation and access to highways:
– Nearest Transjakarta halt: Empang 3 (100m away)
– Nearest train station: Pasar Minggu Baru (1.3 km away)
– Nearest MRT station: None
– Nearest toll road: Jakarta Inner Ring Road (3.5km away)

Landmarks Nearby

These are the important landmarks nearby:

Malls:
The nearest malls are Plaza Kalibata and Kalibata Square, about 15-20 minutes away by car. They are both targeting the middle-class.

For better options, you will need to go to Kota Kasablanca (20-30 minutes) or Lotte Shopping Avenue (25-35 minutes).

Supermarkets:
The nearest supermarket is Carrefour Pasar Minggu (900 meters). Two other nearby options are Super Indo in Duren Tiga (1.3 km) and Farmers 99 Market inside L’Avenue apartments (1.6 km).

Restaurants:
There is a food court inside the retail area of Nifarro Park with a few decent eateries (Indonesian food):

Bars and Nightlife:
None nearby. For nightlife, you will have to go to Kemang or to the business district (SCBD, Mega Kuningan, Senopati).

Education:
Sampoerna Academy, just 1,6 km away, provides an international education from pre-school to grade 12. It also has a University.

Apart from that, there are a few other educational facilities nearby:

– Paramadina University, Sahid University (Campus Supomo), Trilogi University, University Veteran
Green Montessori School (Islamic)

Hospitals:
The most recommended hospitals nearby are Medistra (15-20 minutes) or Brajiwa Duren Tiga (10 minutes – for women and kids).

Who is the developer?
Nifarro Park was developed by PT Sekar Artha Sentosa, a joint venture between Tommy Soeharto and PT Saligading Bersama. The latter is the main shareholder of ABMA, the owner of properties like Essence Darmawangsa (Jakarta), Royal Betawi (Tangerang), Samala Park (Cilegon), East CBD (Surabaya), Tanjung Layar Lagoon (Makassar), The Kahyangan (Solo Baru), North CBD (Jakarta) or The Simprug Signature (Jakarta).

The company is also behind the hotel group Samali (with the brands Ammi, Allium, Arum, Azara).

The official founder of this company is Ir. Musyanif, who seems to be the owner of the Dharmawangsa Hotel. He was also the previous director of the public contractor Pembangunan Perumahan (PP).

However, it seems unlikely that Ir. Musyanif alone could finance such enormous projects. After some investigations, it appears that the Tahir family (Mayapada group), one of the richest in Indonesia, is probably a shareholder and investor in this company too. I don’t know for sure, though.

Who is the architect?
I didn’t find this information.

Who is the contractor?
The contractor was PT. Hutama Karya, a company that also built the Bakrie tower, Senopati Suitesthe Grove, the 18th Residence, and H Residence. They are currently working on Jakarta’s MRT as well.

What is the situation with the land certificate?
The developer has a Hak Guna Bangunan Murni, which means the property was built on its own land. As an apartment owner, you get a “Strata Title di atas HGB Murni”.

What are the facilities provided in the property?

There was no swimming pool when I visited Nifarro Park. The management told me that one would be built in the future.

Is the property busy?
It is a bit busier than a normal property because of the office building.

Is it noisy?
There are at least 3 mosques within 200 meters from the property so you can expect to hear the call to prayer.

What is the background of the residents?
The residents are mostly Indonesians.

Are there issues with the electricity supply?
None that I know about.

Are there issues with parking?
None that I know about.

Are there enough lifts?
Yes.

For now, there are a few scratches but nothing too bad. For instance:

What I Liked
- Good value for money.
- Foodcourt and small commercial area on the ground floor.
What I Didn't Like
- No swimming pool yet.
- Average location unless you work nearby.
- Not many things to do in the neighborhood (no malls).
