I visited Menteng Regency, an upper middle-class residential tower in Menteng in 2019. This boutique property, built on 9 floors by the Gunung Sewu group (FarPoint) only has 56 units that can be rented as serviced apartments.
Below is my mini-review of the property:
Location:
Menteng Regency is in Menteng, more precisly in Cikini, which is one of the most prestigious districts in Jakarta. This is where “old money” Indonesians live, meaning those who have been rich for several generations. Among them, many high-ranking officials from the government or the army. It is also a popular area for expatriates, especially the ones working for embassies (many are nearby).
Menteng is a rather flat neighborhood, with only a few high-rise buildings. It also doesn’t have too many large roads. This gives the whole neighborhood an authentic vibe, almost as if it was a small village. Despite this, it still has a fair number of hospitals, schools, restaurants, and services. For all these reasons, that’s my favorite district to live in Jakarta.
In terms of location, Menteng is interesting if you work in Jalan Rasuna Said, Jalan Thamrin, or the northern part of Jalan Sudirman. If you work in Senayan or SCBD, it may be a little bit too far and I’d recommend choosing an apartment in Kebayoran Baru or Senopati instead.

Jakarta Inner Ring Road is 6 kilometers away.
Malls:
Menteng Huis (300 meters away): This is a tiny mall with a handful of shops (Ace Hardware, a pharmacy, accessories, etc), a Starbucks and some restaurants.
Otherwise, for real shopping, you can reach Grand Indonesia in just 15 minutes. It is one of the largest upscale malls in Jakarta. It has pretty much anything you may need, including 2 supermarkets, a huge cinema and 3 department stores (Sogo, Seibu, Central). It is also a popular hangout spot with plenty of coffee shops, restaurants, and bars. Opposite Grand Indonesia, Plaza Indonesia is another option, more luxurious.
Supermarkets:
Hero Gondangdia is the nearest supermarket, just 300 meters away. It isn’t very big, though, and quite expensive. If you want a wider choice of imported and fresh products, I recommend going to Foodhall in Plaza Indonesia or Ranch Market in Grand Indonesia.
Food and Nightlife:
Menteng is a foodie’s delight, especially if you like Indonesian fine dining. Some of the best Indonesian restaurants in Jakarta are actually walking distance from Menteng Regency, like the famous Lara Djonggrang, Bunga Rampai, or Tugu Kunstkring Paleis. There are also plenty of cheaper options, including some delicious street food.
Menteng is not a nightlife area, but it has a very crowded student bar called Camden (500 meters away). For more sophisticated venues, you can go near Plaza Indonesia (Skye, Cloud, Cork&Screw) or to Mega Kuningan (Basque, Loewy).

The developer of Menteng Regency was PT Duta Anggada Realty Tbk, a property company behind Kemang Club Villas, Pavillion Apartments, Hayam Wuruk Apartment, Cityloft Sudirman, Chase Plaza and Bapindo Plaza. It is owned by the the Angkosubroto family of the Gunung Sewu Group, a large Indonesian conglomerate with several business interests: Sequis Life Insurance, Sunpride bananas, Sunfresh juices, and Rejuve. It is also the third biggest producer of pineapples in the world.
The ownership and management of Menteng Regency was then transferred to Farpoint, a more prestigious subsidiary of Gunung Sewu Group. It has a good reputation, especially after developing projects like Verde and Verde II. With the building of Sequis Tower, they won a prize in the Skyscrapers/High Rise category at the International Architecture Awards 2018 and another one in the Best Green Development and Best Universal Design Development at the Indonesia Property Awards 2017. Currently, they are developing “The Hundred” in Mega Kuningan, a mixed use project that will feature a 5-star Sofitel So hotel and some luxury apartments.

I considered several factors such as the design, the quality of the finishes (paint, attention to details, etc), and the materials used (tiles, pipes, concrete, lights, doors, windows, furniture, artwork, etc). I’ve ranked each area of the property from 1 – worst – to 10 – best.
