Puri Park View

Puri Park View is a budget residential complex in Meruya (Pesanggrahan) in West Jakarta. Built in 2012, it consists of 5 towers (A, B, C, D, E) of 24 floors, for a total of nearly 3,000 units.

I visited it in 2019 and below is my mini-review of the property:

Location

Location of Puri Park View in Jakarta

Puri Park View is located in North Meruya, in the subdistrict of Kembangan. This is a middle class residential neighborhood with mostly low-rise houses and small streets. It has a rather important Indonesian-Chinese population, especially within apartment towers like Puri Park View, or within housing complexes like Taman Aries or Taman Kebon Jeruk.

TransJakarta: None nearby
Train: None
MRT: None

There are only some mikrolets and non-AC buses passing near Puri Park View. Since this is not really convenient, you will probably need to use your own transportation (or taxi services) to get around. Beware if you own a car as the parking of Puri Park View doesn’t have enough spots to accommodate every resident.

Toll Road:
The entrance to the Jakarta-Tangerang Toll Road is about 2.5 kilometers away.

Malls:
There aren’t any malls nearby but, in 10-15 minutes, you can reach the ones in Puri Indah:

Puri Indah Mall: A large mall targeting the upper-middle class with many popular brands (fashion, sports, accessories, beauty, kids, home, etc). It has a Metro department store, a XXI cinema, a Hero supermarket, a Celebrity Fitness gym, and an F&B area.

Lippo Mall Puri: This new shopping center, near Puri Indah Mall, is more upmarket and trendy. It has Sogo and Parkson department stores, a FoodHall supermarket, fashion stores like H&M, Forever 21, Uniqlo and Zara, a XXI Cinema, and a Fitness First gym. It also has a good selection of restaurants and cafés.

Px Pavillion: Upmarket boutique mall, just opposite Lippo Mall. It has a Gold’s Gym, a Ranch Market, a bookstore and several cafés/restaurants.

Supermarkets:
The nearest supermarkets are just 1 kilometer away:
– Ranch Market in Pesanggrahan
– Food Hall in Prisma Kedoya Permai

For cheaper prices, you can also go to Hypermart and Carrefour, both in Puri Indah (3.5 kilometers away).

Food and Nightlife:
There are many warungs and canteens within walking distance to Puri Park View, including in the basement of the towers. For more sophisticated restaurants, you will need to go to Puri Indah.

Education:
There is a wide choice of educational facilities in this part of Jakarta, partly due to the presence of a large, wealthy Indonesian Chinese community. Most schools are quite expensive and Christian.

All these universities and schools are within 15 minutes from Puri Park View:

Parking in Puri Park View seems to be a big problem. I saw that the residents were desperate to find a parking spot, and therefore they often had to park their cars in a double line (or even outside the property).

Swimming pools for kids and adults, fitness center, playground for kids, ATM center, various shops and services in the basement (property agent, laudry, salon, canteens, etc).

Puri Park View was developed by KSO Pelaksana Jaya Mulia dan PT Alam Jaya Perkasa. The latter is a relatively unknown company that has built only two other properties, both in the budget range: Lavanya Garden Cinere and Sunter Park View.

Building Quality
I considered several factors such as the design, the quality of the finishes (paint, attention to details, etc), and the materials used (tiles, pipes, concrete, lights, doors, windows, furniture, artwork, etc). I’ve ranked each area of the property from 1 – worst – to 10 – best.

Building: 5/10 (bland design)
Entrance: 5.5/10
Lobby: 4.5/10
Corridors: 5/10
Elevators: 6/10
Gardens: 5/10
Swimming pool: 5.5/10
Gym: N/A
Standard furnished apartment: 5/10

Overall building quality: 5/10:
Typical budget property constructed with low-cost materials and with average-quality finishes.

Maintenance:
So far, the property still look fine even after 7 years.

Cleanliness:
I found it was reasonably clean.

Overall cleanliness: 6.5/10

Security:
Guards: There are 24/7 guards at the main gate but they don’t care who goes in or out.
CCTV cameras: N/A
Access: You need an access card to go to your unit

Overall security: 6.5/10

What I Liked
- Good value for money.
- Convenient shops in the basement (laundry, food, property agents, minimarkets).
- Reasonably well-maintained and clean.
- Not far from Foodhall supermarket.
- Many schools in the neighborhood.
What I Didn't Like
- Small units.
- Parking is overcrowded.
- Not many public transportation options nearby.
- Polluted river in front of the property (mosquitoes).
- A bit far from malls.
