Green Royal is an upcoming low-rise condominium project by the group Agung Sedayu.

It is a rather interesting concept, in-between a house and an apartment. The condos of Green Royal are located in 3-floor buildings that give you the feeling of living in a house, yet with the facilities and the pricing of an apartment.

It is located in West Jakarta, in the rapidly-developing district of Kalideres, near the train station. In less than 10 years, many empty plots of land in that area have been replaced by various housing projects such as Green Lake City, Green Village, CitraGarden Puri, and many others.

Green Royal is the newest of them and it is due to be completed in 2023.  Its current price is rather affordable, starting IDR 600 Million for a condo that you can pay in 30 installments. Alternatively, you can borrow from the bank and repay IDR 3 Million per month for 15 years, or IDR 5 Million per month for 10 years. In all cases, you need to make a 20% deposit first.

You will get a Strata Title di atas HGB Murni, meaning full ownership of the condo (but not the land it is built upon). This is one of the reasons the price is reasonable compared with buying a house as the cost of the land is divided between 3 owners.

Green Royal Condos is located in the district of Kalideres. It is still in Jakarta but near the border with Tangerang.

This is a really fast-developing area of Jakarta, especially near Puri Indah and along the Jakarta Outer Ring Road. In the past 10 years only, housing complexes, malls, offices, schools, and hospitals have popped up like mushrooms. The CBD (Central Business District) of Puri Indah is projected to be the third-largest in Jakarta, after Sudirman and TB Simatumpang.

The area will also benefit from the Jakarta Outer Ring Road 2 (Jorr 2) that will connect the airport, Alam Sutera, Serpong, Cinere, and Bekasi.

Malls:
There are several excellent malls in Puri Indah, which is about 20 minutes from Green Royal Condos:

Puri Indah Mall: A large mall targeting the upper-middle class with many popular brands (fashion, sports, accessories, beauty, kids, home, etc). It has a Metro department store, an XXI cinema, a Hero supermarket, a Celebrity Fitness gym, and an F&B area.

Lippo Mall Puri: This new shopping center, near Puri Indah Mall, is more upmarket and trendy. It has Sogo and Parkson department stores, a FoodHall supermarket, fashion stores like H&M, Forever 21, Uniqlo and Zara, an XXI Cinema, and a Fitness First gym. It also has a good selection of restaurants and cafés.

Px Pavillion: Upmarket boutique mall, just opposite Lippo Mall. It has a Gold’s Gym, a Ranch Market, a bookstore, and several cafés/restaurants.

Another possibility is Mall Daan Mogot (15 minutes away), which is a low-to-mid-range mall with a Hypermart supermarket, a Matahari department store, an Ace Hardware, an XXI cinema and several fast-food restaurants (McDonald’s, A&W, etc).

Finally, there are also many interesting shops in the nearby housing complex of Green Lake City (same developer as Green Royal).

Supermarkets:
The nearest supermarket is “Fresh Market”, within Green Lake City, about 1 kilometer away. It is rather affordable and they have a good selection of fruits/vegetables.

For more choice, you can go to the Hypermart in Mall Daan Mogot (15 minutes away), or the Carrefour Puri Indah (20 minutes).

If you want higher quality products and imported food, then I recommend going to FoodHall in Lippo Puri Mall or to Hero in Puri Indah Mall.

Food and Nightlife:
Puri Indah is a great area to go out for drinks or food as it has many malls with all kinds of restaurants, from small eateries to fine dining spots. They even have an expat bar called Double Doors, owned by the same people behind Eastern Promise in Kemang.

Of course, these can be a bit pricey on a daily basis. For budget options, like warungs or simple canteens, you can go to Jl. Green Lake City Boulevard, just 10 minutes away, or order directly from online apps like Grab or Go-food.

Education:
→ Universities: Within 15 minutes: Raffles College, Universitas Esa Unggul, Universitas Mercu Buana, Universitas Satyagama
→ Schools: The nearest one is the National Plus school Narada (1 kilometer away).  It offers a British curriculum from Kindergarten to High School. Sekolah Dian Harapan is also nearby (it’s a Chrisitan school with an enriched national curriculum).

There are many other options near Puri Indah and Green Lake City such as IPEKA, Bina Bangsa, Tunas Muda, Mutiara Bangsa, Global Sevilla, Global Nusantara, Bukit Sion, Ichthus School West Campus, Springfield, Notre Dame, Bright Stars, Ladybird, Acacia House, or Kinderworld Montessori.

Hospitals:
RS Pondok Indah (Puri Indah Branch) and Siloam Kebon Jeruk are the most recommended (15-20 minutes away).

There are some more affordable options as well within 15 minutes, such as Hermina Daan Mogot, Mitra Keluarga Kalideres, Ciputra Hospital Citra Garden, and RSUD Cengkareng.

Transportation

Access by car:
The toll road Jakarta-Tangerang is 4 kilometers away (Karang Tengah Exit) and the Jakarta Outer Ring Road is 3 kilometers away (Rawa Buaya Exit).

TransJakarta and buses:
Kalideres has a TransJakarta halt connected to several bus lines (2A, 3, 3A, 3B, and B24). They can take you directly to Pasar Baru, Pulogadung, and Bekasi Timur.

There are also angkots (public minivan) going to Kalideres train station

Train station, MRT (Mass Rapid Transit), or LRT (Light Rail Transit):
The Kalideres train station is only 1 kilometer away. It is on the brown line going from Tangerang to Duri.

Batu Ceper station is 6 kilometers away and it can be quite convenient to go rapidly to the airport or to go to Sudirman.

Quality

It is too early to say much about the quality of this project considering it hasn’t started yet. However, based on similar projects from the same developer (for instance Green Village or Green Puri), you can expect to be satisfied overall. From my experience, Agung Sedayu usually offers the best value for money for houses or apartments in Jakarta compared with other developers like Lippo, Ciputra, or Agung Podomoro Land.

You can see below the ratings from Google users for Green Village and Green Puri, both housing projects from Agung Sedayu. It is quite high in both cases (4.3/5 and 4.6/5) and we can reasonably expect it will be the same with Green Royal.

Investment Opportunity

This kind of project is a perfect investment opportunity for several reasons:
– Reputable developer
– Growing area near Puri Central Business District
– Affordable price
– Upcoming infrastructure projects nearby: JORR 2 and MRT route from Cikarang to Balaraja (planned for 2026 or later).
– Possibility to pay in several times (up to 30 installments with a deposit of 20%) or to get a KPR loan (with monthly installments starting at 3M per month).

The timing is also interesting as it is still an early-bird price and the demand is weak due to the Covid-19 crisis.
