Sky Terrace Lagoon Condo is a midrange residential complex that consists of 3 towers of 21 floors (Uluwatu, Pecatu and Sanur), for a total of 525 units.
I stayed there for a couple of days in 2019, and this is my review of it:
Sky Terrace was built by PT Fajar Surya Perkasa, the owner of the mixed-used development Daan Mogot Baru. The latter consists of a housing complex (perumahan), offices, Sky Terrace, and Daan Mogot Mall.
PT Fajar Surya Perkasa is a subsidiary of PT Fajar Surya Wisesa, a large paper company owned by various shareholders (including Thai, Singaporean, and Indonesian ones). Some famous figures related to this company are Winarko Sulistyo and Airlangga Hartarto (Minister under Jokowi).
My opinion is that this developer is not reputed and you should proceed with caution if you choose to buy an apartment from them.
Note: I read on some forums that the owner of Daan Mogot Baru was the Djarum group, but I didn’t see any mention of it on their website.
The architect firm was Indomegah, a company behind some budget and midrange properties such as Kebagusan City in South Jakarta, Seasons City in West Jakarta, or Green Apartment in Lebak Bulus.
The contractor was PT Catur Bangun Mandiri, a large company that has built many budget apartment complexes (like Gading Icon, Pasar Baru Mansion, Bintaro Park View, City Garden, etc).

Swimming pools for adults and kids, gym, kids’ playground, walking track, minimarket, laundry, restaurants, ATM.
Types, sizes and average rental prices of units:
→ 1-bedroom unit with 1 bathroom ≃ 28-36m2 ≃ IDR 45M per year
→ 2-bedroom unit with 1 bathroom ≃ 39-49m2 ≃ IDR 60M per year
→ 3-bedroom unit with 2 bathrooms ≃ 68m2
Average selling price/m2:
≃ IDR 12-17 Million / m2 for furnished unit
Average return on investment:
≃ 6.5% to 7.5% per year
Sky Terrace Lagoon Condo is located in West Jakarta, in the district of Kalideres This is a rather local neighborhood, mostly residential and low-rise
It has been developing quite rapidly in the past 10 years due to several factors:
– It is near the airport and near the Jakarta Outer Ring Road
– It is home to an important Indonesian Chinese population
– The price of land is still affordable
The surroundings of Sky Terrace illustrate this transformation: Walking distance, you have an upmarket housing complex, a renovated mall, modern streets with sidewalks, popular cafés and restaurants. A bit further, the township of Citra Garden occupies 450 hectares of land. There, you will find a hospital, several schools, and many shops and restaurants.
TransJakarta: Pesakih halt is just 600 meters away (Line 2 and 3 going directly to Pulo Gadung and Harmoni)
Train: Kali Deres station is 3.5 kilometers away (Brown line going from Duri to Tangerang)
The Jakarta Outer Ring Road is 2.5 kilometers away.
Mall Daan Mogot (2 minutes walking distance): A low-to-mid-range mall with a Hypermart supermarket, a Matahari department store, an Ace Hardware, a XXI cinema and several fast food restaurants (McDonald’s, A&W, etc).
Puri Indah Mall (20 minutes away): A large mall targeting the upper-middle class with many popular brands (fashion, sports, accessories, beauty, kids, home, etc). It has a Metro department store, a XXI cinema, a Hero supermarket, a Celebrity Fitness gym, and an F&B area.
Lippo Mall Puri (20 minutes away): This new shopping center, near Puri Indah Mall, is more upmarket and trendy. It has Sogo and Parkson department stores, a FoodHall supermarket, fashion stores like H&M, Forever 21, Uniqlo and Zara, a XXI Cinema, and a Fitness First gym. It also has a good selection of restaurants and cafés.
Px Pavillion (20 minutes away): Upmarket boutique mall, just opposite Lippo Mall. It has a Gold’s Gym, a Ranch Market, a bookstore and several cafés/restaurants.
– Hypermart in Mall Daan Mogot (2 minutes away)
– Pasar Jaya Ganefo is a traditional market with a wide choice of fresh fruits and vegetables.
Food and Nightlife:
There are some affordable restaurants in the retail area of Sky Terrace (ground floor). You can also go to Mall Daan Mogot (mostly local and fast food brands).
If you like Chinese food and seafood, you should check City Resort Apartments (10 minutes away). In front of it, there are dozens of street food stalls that are only open in the evening.
Within 15-20 minutes, you will find many decent educational facilities, especially some reputed high schools (private and Christian):
– Universities: Universitas Satyagama
– Schools: Nearby: Mentari Grand Surya, Kanaan Global School, Dian Harapan, Kairos Gracia Christian School, Kasih Emmanuel. A bit further: IPEKA, Global Sevilla, Springfield, Global Nusantara, Bukit Sion, Ichthus School West Campus
– Preschool: Kirana Montessori (in Sky Terrace), Global Montessori, Kinderhouse Taman Semanan Indah, Nurture Spring School
The nearest ones are Hermina Daan Mogot, Mitra Keluarga Kalideres, Ciputra Hospital Citra Garden, and RSUD Cengkareng. However, RS Pondok Indah (Puri Indah Branch) is more recommended (15-20 minutes away).

You can see that the occupation of Sky Terrace is very low as there are almost no cars in the parking area:

The garden and the lagoon pool are the best parts of Sky Terrace:
I considered several factors such as the design, the quality of the finishes (paint, attention to details, etc), and the materials used (tiles, pipes, concrete, lights, doors, windows, furniture, artwork, etc). I’ve ranked each area of the property from 1 – worst – to 10 – best.
Building: 6/10 – It looks like a massive concrete block
Gardens: 7/10 – Spacious but the maintenance could be improved
Swimming pool: 7.5/10 – The best part of the residence
Standard furnished apartment: 6/10
Overall building quality: 6.8/10:
A typical midrange complex
The property is still rather new but I could spot some defects, for instance cracks in the wall in the corridor:
I also thought that the maintenance of the garden could be improved.

The cleanliness was satisfactory
Overall cleanliness: 7/10
– Guards: There are 24/7 guards at the main gate of the property and in the parking area
– CCTV cameras: Yes
– Access: You need an access card to enter the lift area
