Menteng Eksekutif (or Menteng Executive) is an upscale residential complex in Menteng (Central Jakarta) that consists of 4 towers of 15 floors, for a total of 462 units. Built in 1998, it was one of the first luxury projects from the group Agung Podomoro Land.
I stayed in Menteng Eksekutif for about 6 months in the years 2007-2008, and then I visited it again in 2019 to take some pictures for this review. It didn’t change much in over 10 years, though it is certainly not as luxurious now as it once was. It has aged a bit, especially the furniture in the apartments. That said, it is still quite popular with expatriates, and it does have a certain charm compared to more modern residences.

Developer:
It was Agung Podomoro Land, one of most famous developers in Indonesia. They have a large portfolio of completed projects, many of which I’ve reviewed here already. They are present both in the low/midrange segment (Metro Park, Thamrin Residences, Sudirman Park, Kalibata City, etc) and in the upscale/luxury one (Pakubuwono View, Pakubuwono Signature, Pakubuwono Residences, etc). They also own the superblock Podomoro City.
While they are generally trustworthy, I noticed that each of their properties is managed differently. Luxury ones like Menteng Eksekutif are very well-maintained and clean, while the cheapers ones are sometimes neglected (for instance, Mediterania Gajah Mada).

The architect of Executive Menteng was the consultant firm Ark Design. It is a medium-sized local company that has been involved in midrange and upscale projects like Central Park, Casablanca Mansion, Gallery West, or Nusa Dua Sofitel.

Location:
Menteng Eksekutif is in Menteng, one of the most prestigious districts in Jakarta. This is where “old money” Indonesians live, i.e. those who have been rich for several generations. Among them, many high-ranking officials in the government or in the army. It is also a popular area for expatriates, especially the ones working for embassies (many are nearby).
Menteng is a rather flat neighborhood, with only a few high-rise buildings. It also doesn’t have too many large roads. This gives the whole neighborhood a more authentic vibe, almost like living in a small village. Personally, that’s my favorite district to live in Jakarta.
In terms of location, Menteng is interesting if you work in Jalan Rasuna Said, Jalan Thamrin, or the northern part of Jalan Sudirman. If you work in Senayan or SCBD, it may be a little bit too far and I’d recommend choosing an apartment in Kebayoran Baru or Senopati instead.
The immediate surroundings of Menteng Eksekutif can be a bit noisy and working-class. Indeed, the complex is just opposite the Cikini train station. You can sometimes hear the train, and you have plenty of street life (especially street food stalls).

TransJakarta: Many Transjakarta lines stop in the Cikini station, just 50 meters from Menteng Eksekutif: 4A, 4C, 5A, 6H.
Train: Station Cikini is just in front of the apartments. It can be convenient to go to Bogor, Depok, Bekasi or Kota Tua.
MRT: The nearest station is Bunderan HI, 10-15 minutes away
Toll Road:
The Jakarta Inner Ring Road is 6 kilometers away.
Malls:
In about 15 minutes, you can reach Grand Indonesia, one of the largest upscale malls in Jakarta. It has pretty much anything you may need, including 2 supermarkets, a huge cinema and 3 department stores (Sogo, Seibu, Central). It is also a popular hangout spot with plenty of coffee shops, restaurants, and bars. Opposite Grand Indonesia, Plaza Indonesia is another option, more luxurious.
Supermarkets:
The nearest supermarket is Carrefour Prada, just 5 minutes walking distance. Just next to it, there is also a traditional market with some fresh fruits and vegetables inside the Cikini Gold Center.
For more choice of products, you can go to Hero Gondangdia (<10 minutes by car) or, even better, Foodhall in Plaza Indonesia or Ranch Market in Grand Indonesia.
Food and Nightlife:
There is a café inside Menteng Eksekutif that serves decent international food, and they can deliver it to your appartment.
Otherwise, Menteng has many reputed restaurants. Some that I like are Al-Jazeerah (Arabic food), Madame Delima, Bunga Rampai, Lara Djonggrang, Trio, or Bunga Pepaya (all within a few minutes away by car).
For nightlife, it can be a bit quiet. The most popular bars around are for students, for instance Camden Cikini. For real nightclubs, you can go near Bunderan HI (Skye, Cloud) or to Mega Kuningan.
To see a movie, you can go to the beautiful Metropole XXI, one of the oldest cinemas in Jakarta (10 minutes by foot).

You can also go to Taman Ismail Marzuki (900 meters), a cultural center where you can find a planetarium, galleries, theatres, a plaza, and a lot of good street food.
The street behing Menteng Eksekutif, Jalan Surabaya, is quite famous in Jakarta as you have many antique shops.

– Guards: There are 24/7 guards at the main gate and near the lobby entrance.

Prices:
Most units are rented directly by the management of Menteng Eksekutif. I was given the price of US$3,000 net for a furnished two-bedroom apartment of 126m2. That’s quite expensive for Jakarta.
