Taman Anggrek Residences is an upscale residential complex of 6 towers of 39-42 floors: Azalea, Beech, Calypso, Daffodil, Espiritu and Fragrant. In total, there are over 3,800 units, ranging from studios (26m2) to 3-bedroom apartments (135m2).

Completed in 2019, it was developed by the group Agung Sedayu, which is also behind District 8 and Menteng Park.

I stayed there for 4 days in a studio in May 2019, and this is my full review of it.

Taman Anggrek Residences is in Grogol Petamburan, a middle-class district of West Jakarta. It is partly residential, with a strong Indonesian Chinese community, but it is also a commercial and transportation hub due to its strategic location at the intersection of important highways (Jakarta-Tangerang and Jakarta Inner Ring Road).

How does it look like around the apartment?

Taman Anggrek Residences is in an area with several high-rise apartment towers and malls. It is a modern part of Jakarta, though it remains a bit messy and dirty.

By car, with normal traffic conditions, how far is it from:
– Jakarta Airport (CGK): 40 minutes
– Grand Indonesia Mall: 35 minutes
– Sudirman Business District: 30 minute
– Kota Tua: 55 minutes
– Kemang: 65 minutes

Malls:
Taman Anggrek Mall: It is a middle-class mall, quite popular, with an ice-skating rink on its last floor. It also has a cinema and a gym. A bridge is currently under construction to link it to Taman Anggrek Residences:

Central Park Mall: A middle-class mall, popular with young people, with an outdoor area (called Tribeca Park) and a large number of affordable fashion shops (Sogo, Mango, Guess, Marks and Spencer, Pull & Bear, Topman, Stradivarius, H&M, etc.). Also a cinema, a supermarket, a gym, cafés, restaurants, bars, salons, banking and travel services, etc.

Neo Soho: One of the newest malls in the city, it is not too crowded at the moment and the main attraction there is an aquarium. There are also dozens of restaurants. Neo Soho Mall is connected to Central Park Mall through a tunnel and through a skywalk.

You can also reach a few more malls nearby in less than 10 minutes by car (for instance Ciputra Mall or Seasons City, both for low-to-middle income customers).

Supermarkets:
There is a Hero Supermarket in Taman Anggrek Mall, a Giant Express supermarket inside Mediterania Garden Residence 1, and a Transmart Carrefour in Central Park Mall..

Restaurants:
You can find many restaurants within Taman Anggrek Mall.

Bars and Nightlife:
There are some cafés and bars in Central Park Mall like La Bière, Pizza e Birra, Bistreau and People’s Café.

Education
– Universities: There are 4 large private universities within less than 2 kilometers: Universitas Podomoro (within Podomoro City), Universitas Kristen Krida Wacana (UKRIDA), Universitas Trisakti and Universitas Tarumanegara. Note that all of these universities have a high number of Indonesian Chinese students. A bit further, you also have Universitas Esa Unggul and BINUS (Anggrek campus).

– High schools: SMAK 1 BPK Penabur (Christian school),  Trinity International School, SMP Negeri 69

– Preschool: The most reputed are Kidea and Little Giants Preschool.

Hospitals and clinics:
There are some specialized hospitals nearby, such as Dharmais Hospital (Cancer), Harapan Kita (Heart Disease) or Grogol Hospital (Mental Illness). Hospital Royal Taruma is the closest one with multi-specialties. Siloam Kebon Jeruk is 4 kilometers away.

Parks:
Taman Cattleya (or Taman Toman) is a free park on 3 hectares just 2 kilometers from Podomoro City. Nearer, you can go to the tiny Tribeca Park which is part of Central Park.

Offices:
There are not that many office buildings for the moment nearby, except APL tower and Soho Capital. If you are a young professional, this means you will probably need to go to the Sudirman area every day. On average, you will need at least 30 minutes (double if there are a lot of traffic jams).

Who is the developer?
It was developed by the group Agung Sedayu, whose reputation is fairly good in the mid-to-upper segment. It is a large conglomerate that has built mostly townships (Bukit Golf Mediterania, Grand Galaxy City, Green Mansion, etc) and high-rise apartments (The Mansion at KemangThe Mansion @ KemayoranMenteng Park, District 8, and many more).

Who is the architect?
The master plan was done by the Singaporean firm Smallwood, Reynolds, Stewart, Stewart and Associates. They worked with the local consultant Megatika International (behind Metro Park, Mediterania Garden Residence 1 and 2, Sudirman Park, Permata Hijau Residence, Bellezza Residence, Alam Sutra Mall, Da Vinci Tower, etc.)

Who is the contractor?
It was Pulau Intan, a large group that built several midrange properties like Mediterania Garden Residences 2, Lavande Tebet, Hampton’s Park, Aspen Admiralty, etc.

I found that the quality of the construction was average. For instance, you will see ugly drips of paints in the corridors:

What is the situation with the land certificate?
The developer has a Hak Guna Bangunan Murni, which means the property was built on its own land. As an apartment owner, you get a “Strata Title di atas HGB Murni”.

1-bedroom unit (1 bathroom): 38 m2
2-bedroom units (1 bathroom): 50 m2
3-bedroom units (2-3 bathrooms, maid room in the larger units): 65-135m2

What are the facilities provided in the property?

The number of facilities within Taman Anggrek Residences is very impressive. You have almost everything: Boxing room, piano room, library, karaoke, mini-theater, basketball court, tennis court, futsal, spa, sauna, indoor and outdoor pool, gym, jacuzzi, steam room, play room, kids playground, reflexology trail, running path, BBQ, etc.

Those facilities can be found either in the park, or in the clubhouse as pictured below:

What are the services available within the property?
When the Mall Taman Anggrek Extension will be completed, tenants will have access to all the services of the mall (restaurants, shops, salons, supermarket, ATM, laundry, etc).

Are there issues with the electricity supply?
None that I know about.

Are there issues with parking?
None that I know about.

Are there enough lifts?
Yes.

Atmosphere

Is the property busy?
For now, the occupancy is still low. In the future, there should be over 8,000 residents so you can expect it to be quite busy.

Is it noisy?
It isn’t noisy in general. However, if possible, try to avoid the west side of the tower Daffodil as it faces a mosque.

What is the background of the residents?
Most residents are Indonesian Chinese.

Maintenance

Are there visible damages?
The property is still new and it seems they are having some problems already with the maintenance. For instance, I saw this broken tile on a wall in the garden:

Also, when I was there, the pool was closed for 3 days because it had turned green and they needed to treat it with high doses of chemicals.

The property was clean.

Guards: There are 24/7 guards at the main gate of the property and at the entrance of each tower.
CCTV cameras: In the lobby and the corridors.
Access: You need an access card to reach your floor, and also to go back to the lobby/parking.

Hospitality

The staff is friendly and professional.

Overall hospitality rating: 9/10

Prices at Taman Anggrek Residences may vary depending on many factors such as the floor, the unit type, the room condition and the furnishings.

Be aware that you may also need to pay for additional fees: Service charge, parking fee, electricity and water bills, etc.

Would I buy this property? (On a scale from 0 = “not at all” to 10 = “yes absolutely” ):
6/10. I would buy the small studios as they are offering the best return on investment.

What I Liked
- Apartments connected to Mall Taman Anggrek and near Central Park Mall.
- Strategic location in West Jakarta, easy access to the airport and 30 minutes from the CBD.
- Large garden and plenty of facilities, including an olympic-size swimming pool.
- Good value for money.
What I Didn't Like
- Some traffic jams in the area, especially in the morning and after working hours.
- No direct access to Central Park Mall.
- Some maintenance issues.
- The quality of the construction is average.
- Apartments rather small.
