Capitol Suites

Capitol Suites is an upscale residential tower of 21 floors for a total of 279 units. It is located in Senen, near the district of Menteng.

Completed in 2018 by the Capitol Group (the owner of Capitol Park), it offers good value-for-money considering the strategic location in Menteng and the decent facilities.

I visited it in 2019 and this is my full review of it:

Developer

It was developed by the Capitol Group (through PT Inzpire Property), a conglomerate with interests in plantation, property, hospitality, car repair (Mr. Montir), and trading. It seems to be owned by Jimmy Widjaja, one of the 40+ children of Eka Tjipta Widjaja, the founder of the Sinar Mas group.

Despite this background, it is still a new-comer to the property industry, with only two completed buildings at the moment, Capitol Suites and Capitol Park. For this reason, exercise caution when buying from them as it is a bit riskier than buying from a reputed developer.

Architect

The main architect was Wow Architects, a consultant from Singapore that has designed luxurious properties all over Asia (for instance Club Med Bintan), as well as in the Middle East, Europe, and Africa.

It was assisted by Megatika International, an Indonesian company that specializes in midrange properties. Some of their completed projects are Metro Park, Mediterania Garden Residence 1 and 2, Sudirman Park, Permata Hijau Residence, Bellezza Residence, Alam Sutra Mall, Da Vinci Tower, etc.

Finally, the interior was designed by Genius Loci. This company, headed by Alex Bayusaputro and Benjamin Kim, is present in Singapore, Hong Kong, Malaysia, China, and Indonesia. It has designed many luxurious malls, villas, apartments, and hotels.

Contractor

It was Adhicon Perkasa, a mid-size contractor with a portfolio of about 15 completed projects. Among them, Madison Park Apartment, Graha Binakarsa, and Hotel Grand Keisha (Yogyakarta).

Strata Title di atas HGB Murni (full ownership of the apartment, but not of the land it is built upon)

Facilities and services

Semi indoor swimming pools for adults and kids, jacuzzi (non-heated water), gym, kids playroom, small garden, meeting room.

Types of units available (with the average price for a furnished unit)

Studio (1 bathroom) – 26-32m2:
– between IDR 1,2 billion and IDR 1,8 billion (buy)
– Around IDR 8-12 million per month (yearly rent)

Also available:

2-bedroom (1 bathroom) – 62-67m2
3-bedroom (2 bathrooms + maid room) – 90m2

For an investor, the ROI (Return on Investment) is quite interesting, between 8%-9% (gross) but beware as this building is not very famous and it might be difficult to find tenants. In the long run, it is still unknown how the developer will take good care of the maintenance.

Neighborhood

Location of Capitol Suites in Jakarta

Capitol Suites is often advertised as being part of Menteng, a rich neighborhood of Jakarta, but it is actually in Senen. The latter is more middle class, with mostly low-rise accommodation, as well as many government buildings and offices.

Distances:

  • Jakarta Airport (CGK): 60-70 minutes
  • Grand Indonesia Mall: 15-20 minutes
  • Sudirman Business District: 20-30 minutes
  • Kota Tua: 30-40 minutes
  • Kemang: 50-70 minutes

Nearby, there are a few landmarks you can go to:

Malls:
In about 20 minutes, you can reach Grand Indonesia, one of the largest upscale malls in Jakarta. It has pretty much anything you may need, including 2 supermarkets, a huge cinema and 3 department stores (Sogo, Seibu, Central). It is also a popular hangout spot with plenty of coffee shops, restaurants, and bars. Opposite Grand Indonesia, Plaza Indonesia is another option, more luxurious.

The mall Plaza Atrium Senen is also not too far, but the traffic on the way to go there can be problematic. When I went there, it took me almost 30 minutes to reach it. Still, it is worth visiting as it is quite cheap, with several popular shopping brands, a supermarket, and many services (hairdressers, banks, cinemas, restaurants, etc). 

Supermarkets:
Hero Gondangdia is the nearest supermarket, about 1,5 kilometers away. It isn’t very big, though, and quite expensive. An alternative is the FoodMart in Atrium Senen (slightly bigger but further away).

If you want a wider choice of imported and fresh products, I recommend going to Foodhall in Plaza Indonesia or Ranch Market in Grand Indonesia.

You can also go to Pasar Senen, a traditional market with a large choice of cheap goods (fruits, vegetables, poultry, nuts, staples, spices, etc).

Food and Nightlife:
Senen is not a nightlife area, but you can find some cool places in nearby Menteng. For instance, the student bar Camden, and the hipster hangout Shophaus.

Also in Menteng, there are many excellent restaurants, especially upscale Indonesian ones such as Bunga Rampai, Bunga Pepaya, Madame Delima, Lara Djonggrang, or Garuda Cikini.

Education:
→ Universities: Universitas Bung Karno, Universitas Gunadarma (Campus A, B, C), Universitas Mercubuana (Menteng Campus)
→ Schools: Some of the best local high-schools in Jakarta are located near Menteng, particularly KanisiusSanta Ursula, Santa Theresia, SMAN 68, and BPK Penabur. However, these are not international schools. The closest ones are Gandhi Memorial Intercontinental School and North Jakarta Intercultural School, both at least 30 minutes away.

You can also go to Taman Ismail Marzuki, a cultural center, which is home to an XXI cinema, a planetarium, galleries, theatres, a plaza, and a lot of delicious street food.

Transportation

Access by car:
The road in front of the apartment, Jalan Prajurit KKO Usman dan Harun is often congested with traffic. It can also be complicated to reach it due to the numerous U-turns and one-way streets in that area.

TransJakarta and buses:

Kwitang TransJakarta Halt is only 2 minutes from Capitol Suites

Kwitang Halt is just across the street from the complex. From there, you can take the Line 2, 2A, 2C, and 2D going to Harmoni, Pulogadung, and Kalideres.

Train station, MRT (Mass Rapid Transit), or LRT (Light Rail Transit):
None nearby for now.

Quality

Building Quality

I considered several factors such as the design, the quality of the finishes (paint, attention to details, etc), and the materials used (tiles, pipes, concrete, lights, doors, windows, furniture, artwork, etc). I’ve rated each area of the property from 1 – worst – to 10 – best.

  • Building: 6.5/10 – Slim tower, elegant, but without a really original design
  • Entrance: 6/10
  • Lobby: 8/10 – Beautiful with plenty of seating space
  • Corridors: 7.5/10 – Wide corridor with luxurious tiles
  • Units: 6.5/10
  • Elevators: 7/10 – A bit slow
  • Gardens: 4.5/10 – Almost non
  • Swimming pool: 7/10 – It is long but, because it is semi-indoor, the water is freezing. Also, there isn’t much space to sit and relax after a swim. 
  • Gym: 5.5/10 – Not enough equipment and not the best brand.
  • Electricity: No known issues
  • Parking: No known issues

Overall building quality: 6.3/10:
Good quality apartment complex with affordable price

Maintenance

I didn’t see many maintenance issues as the building is still new.

Cleanliness

The cleanliness is satisfactory.

Overall cleanliness: 8/10

Security

  • Guards: There are 24/7 guards at the main gate.
  • CCTV cameras: Near the lift area, in the lift, and in the lobby
  • Access: You need an access card to reach your apartment
