In which neighborhood of Jakarta is Senayan Residence located?
Senayan Residence is located in the district of Kebayoran Lama, but it is more accurate to include it in the neighborhood of Senayan. The latter is an affluent area which is modern by Jakarta standards (larger roads, cleaner, less polluted, newer buildings). It features a superblock, called Senayan Square, where you can find the Fairmont Hotel, Plaza Senayan Mall, Plaza Senayan Apartments, Senayan Arcadia and Sentral Senayan Offices.
It is a rather strategic location as it is only 15 minutes away from Jalan Sudirman. This street is the most important thoroughfare of Jakarta, linking the north and the south of the city, and home to dozens of tall office buildings.
Senayan is also a popular shopping destination with several malls like Plaza Senayan, Senayan City, FX Sudirman, Sentral Senayan 3 and Ratu Plaza. Because of that, you’ll also find plenty of cafés, restaurants, and bars.
By car, with normal traffic conditions, how far is it from:
– Jakarta Airport (CGK): 60 minutes
– Grand Indonesia Mall: 25 minutes
– Sudirman Business District: 15 minutes
– Kota Tua: 70 minutes
– Kemang: 30 minutes
How does it look like around the apartment?
The surroundings of Senayan Residence are a bit boring. On one side, you have the Senayan Golf Course, and on the other side, there is a quiet street with just a few upmarket houses.
What are the important landmarks nearby?
Nearby, there are a few landmarks you can go to:
Plaza Senayan is about 10 minutes from the complex. It is one of the best malls in Jakarta, with a mix of high-end boutiques and some more affordable brands. It is also great for dining and going out (cinema, bars, cafes, etc).
Another good option is Senayan City (upper-middle class mall), also 10 minutes away by car.
There is a small supermarket inside Senayan Residence (Daily FoodHall). For more choice, you can go to FoodHall in Senayan City or in Plaza Senayan.
There are several good restaurants in a “ruko” complex (small shops) just 5 minutes from Senayan Residence (Plan B, Casa Mexico, etc). You can also find plenty of restaurants in Plaza Senayan (from high-end to midrange), Senayan City, Senayan Arcadia (upmarket) and FX Sudirman (middle range).
Bars and Nightlife:
Union bar in Plaza Senayan is popular. You can also check the venues in the Crystal Lagoon in Senayan City. Otherwise, the neighborhoods of Senopati, Mega Kuningan and SCBD (15 minutes by car) are the current hotspots of Jakarta nightlife.

Building and Architecture
Who is the developer?
Senayan Residence was developed by the group Agung Sedayu, whose reputation is fairly good in the mid-to-upper segment. It is a large conglomerate that has built mostly townships (Bukit Golf Mediterania, Grand Galaxy City, Green Mansion, etc) and high-rise apartments (The Mansion at Kemang, The Mansion @ Kemayoran, Menteng Park, District 8, Residence 8, etc).
Who is the architect?
Senayan Residence was designed by the Indonesian architect firm Airmas Asri which has already worked on several high-end projects like Pakubuwono Signature, Pakubuwono View, District 8 and the Capital Building.
Who is the contractor?
I didn’t find this information.
What is the situation with the land certificate?
The developer has a Hak Guna Bangunan Murni, which means the property was built on its own land. As an apartment owner, you get a “Strata Title di atas HGB Murni”.

First, you arrive in a small lobby, common for all towers. Then, each tower has its own reception.

1-bedroom units: 75m2 (1 bathroom, maid room in some units)
2-bedroom units: 94m2 to 119m2 (2 bathrooms, maid room in larger units)
3-bedroom units: 155m2 to 195m2 (2-3 bathrooms, maid room)
4-bedroom units: 300m2 (3-4 bathrooms, maid room)
Penthouse: 660m2 (5 bedrooms, 5 bathrooms, 2 floors, 2 maid rooms)

Is the property busy?
Yes, the property has a high occupancy rate.
Is it noisy?
It is quiet, except for the units facing the North as there is a mosque on that side. If possible, choose an apartment facing the golf course.
What is the background (ethnicity, social status) and attitude of residents?
The residents are a mix of expats (mostly Korean and Japanese) and Indonesians.
How old is the property?
The property was completed in 2007.
Are there visible damages?
There are a few. In particular, I thought that the facade and the balcony would need a paint job as you can see from these photos:

- Quiet area near Plaza Senayan, Jalan Sudirman and Jalan Gatot Subroto (Business District)
- Spacious and high-quality apartments for a reasonable price compared with newer properties like District 8 or Botanica
- Many services available including restaurants, laundry, and a small supermarket
- Nothing to do around Senayan Residence by foot. You need a car to go anywhere
- Even though Jalan Sudirman or Plaza Senayan look nearby, the road to go there is quite long with several U-turns.
