Ciputra World 1 Residences (officially called MyHome) is a luxury apartment tower in Kuningan, South Jakarta. Completed in 2013, it consists of 136 strata-title units (sold to individual owners) as well as 170 serviced apartments managed under the brand Ascott Kuninang (to be reviewed separately later).
It is part of Ciputra World 1, a complex featuring Lotte Shopping Avenue, Raffles Hotel, Somerset Grand Citra, and the DBS office tower.
I visited this property in 2020 and this is my full review of it:

My Home Ciputra World 1 Apartments was developed by the Ciputra Group, one of the largest property developers in Indonesia. It has built several housing complexes all over the country (usually under the name CitraLand or CitraGarden).
It usually targets the upper-middle-class and it has an OK reputation, even though there are great disparities among all the properties they have built.
Architect
The overall design for Ciputra World 1 was made by the reputed international firm Callison RTKL, which was also behind Grand Indonesia and the Four Season Residences in Jakarta. Locally, PT Perentjana Djaja was also involved. It is a more discreet company as it doesn’t even have a website at the moment.
Contractor
The whole Ciputra World 1 complex was constructed by a joint-venture between two contractors: PT Jaya Kontruksi Manggala Pratama TBK (whose majority shareholders are Ciputra and the government of DKI Jakarta) and PT Tatamulia Nusantara Indah. The latter, founded by Franciscus Bing Aryanto (from Kalbe pharma family) and Gunawan Djojoutomo, has an excellent track record of completed projects, with luxury apartments like Anandamaya or The Four Seasons (Tower 3).

This property is in high demand due to its location and the fact that there is only a limited number of units. Therefore, both the buying price and the rental price are high.
For the investor, the ROI (Return on Investment) is approximately 5%-6%, which is average for Jakarta.

Neighborhood
Ciputra World Residence 1 has a great location in the business district of Jakarta. It is just between Jalan Sudirman and Jalan Rasuna Said, which are both lined up with office buildings, and it is also within walking distance to Mega Kuningan, a modern area popular with foreigners.
If you are an expat with no kids and who likes to socialize, this should be an ideal place to live.
It is also connected to Lotte Shopping Avenue, an upper-class mall with a wide selection of shops, cafés, and restaurants.

Nearby, Mega Kuningan has some of the best bars and restaurants in Jakarta. Among them, I recommend Basque and Loewy.
You will also find many restaurants, from cheap to expensive, within Lotte Avenue. For expatriates, the most popular ones are Bacco and JJ Royal.
Finally, there is also cheap, but delicious, Indonesian food in the food court of the mall ITC Kuningan.

No parks nearby. If you want to walk, you can go to Mega Kuningan where the streets have proper sidewalks.
Transportation
Road:
Ciputra World 1 is on Jl. Prof. DR. Satrio, a busy street often clogged with traffic. It is a very strategic road as it connects Jalan Sudirman and Jalan Rasuna Said, where the largest office buildings in Jakarta are located.
Train/MRT:
There are no train station or MRT station nearby. Tebet station is the closest, but it is 4 kilometers away.
TransJakarta:
There is a stop in front of Lotte Avenue Mall where you can take the lines 5F, 6C, 6D, and 6E. These lines are not very interesting as they don’t have a dedicated corridor and they don’t go very far. They are mostly used by office workers who need a way to go to Tebet train station.

I considered several factors such as the design, the quality of the finishes (paint, attention to details, etc), and the materials used (tiles, pipes, concrete, lights, doors, windows, furniture, artwork, etc). I’ve rated each area of the property from 1 – worst – to 10 – best.
- Building design: 7.5/10 – Elegant and sleek design with floor-to-ceiling windows
- Entrance: 7/10
- Lobby: 7/10 – Not so impressive but comfortable
- Corridors: 8/10 – Wide with a nice carpet
- Units: 8/10
- Elevators: 8.5/10
- Gardens: 5/10 – Almost no green space
- Swimming pool: 7.5/10 – It is not so large for a luxury residence
- Gym: 7/10 – Fine, but again, compared to other luxury properties, it is not so complete
- Electricity: No known issues
- Parking: No known issues

I didn’t see many maintenance issues as the building is still new.

- Guards: There are 24/7 guards at the main gate and at the entrance of the tower
- CCTV cameras: Near the lift area, in the lift, in the corridor, and in the lobby
