I stayed for one night in Permata Eksekutif, a budget residential complex in Kebon Jeruk that consists of two towers of 16 floors. It was built in 2000 by PT. Universal Dwikarya.
Below is my mini-review of the property:
Location
Permata Eksekutif is located in Kebon Jeruk, West Jakarta, in the subdistrict of Kelapa Dua. This is a local, affordable area with mostly low-rise buildings and a low-to-middle-class population. It occupies a rather strategic location, though, as it is within a reasonable distance to the business district of Central Jakarta. Senayan is just 7 kilometers away, but beware of traffic jams in this area (small roads).
What’s nearby:
Public Transport:
TransJakarta (2 minutes by foot)
Toll Road:
Jakarta Outer Ring Road (4 kilometers away), Jakarta Inner Ring Road (6 kilometers away)
Malls:
Bellezza Shopping Arcade (3 kilometers): A weird mall that features some random boutiques and offices. Not large enough for real shopping, but you can find decent restaurants, a karaoke, a fitness center, and a supermarket.
ITC Permata Hijau, just across the street from Bellezza, is a middle-class mall that has cheap unbranded shops and a food court.
For better options, you should go to Senayan City, Plaza Senayan, or Gandaria City, about 20 minutes away.
Supermarkets:
There is a Superindo supermarket in the basement of Permata Eksekutif.
For a greater choice of imported and quality products, you can also visit FoodHall in Bellezza Mall or Carrefour in ITC Permata Hijau.
Food and nightlife:
There are some cheap warungs walking distance, but you will need a 5-10 minute car ride to find proper local restaurants (and some fast foods). For nightlife, you will have to go to Senopati or Senayan.
Education:
→ Universities: Moestopo, Binus, Mercu Buana, Budi Luhur (all within 15-20 minutes)
→ Schools: Raffles, National High, Petra Alpha, Holystar, Bukit Sion
→ Preschools: Kinderfield Simprug
Hospitals:
Medika Permata Hijau

Building quality:
I considered several factors such as the design, the quality of the finishes (paint, attention to details, etc), and the materials used (tiles, pipes, concrete, lights, doors, windows, furniture, artwork, etc). I’ve ranked each area of the property from 1 – worst – to 10 – best.

The maintenance of the property is disappointing. You will often see scratched paint, broken tiles, unused equipment, etc.
Overall maintenance: 5/10
Cleanliness
It could be improved, especially near the pool area.
Overall cleanliness: 5.5/10
Security
– Guards: There are 24/7 guards at the main gate of the property but not always in the lobby.
– CCTV cameras: In the lobby
– Access: You need an access card to go to your unit
