Mid-range apartments in Near Puri/Kembangan area
Hi Julien, great reviews on apartments here in Jakarta. I found them very useful and thank you for sharing.
Anyway I am currently looking for an apartment in west jakarta area ranging 500-700 million. I found three options: West Vista apartment, Puri Orchard and Puri Mansion. Have you had any experience with these three places? I am looking for a mid-range apartments, perhaps studio.
I am very interested with kembangan since it will be developed as the next CBD and an MRT line will be opened in the next 5-10 years.
Hi Rony, I've actually visited all the apartments you mentioned and I will write the reviews in the next few days (I already published Puri Mansion today).
The area is currently in oversupply so you can get very cheap prices for buying. Don't expect to get decent rents before a few more years though. It will take some time before all those empty apartments find tenants. If your plan is to occupy the unit, then it's perfect.
Don't put too much hope on the MRT either. It is only in the project phase and we don't know yet where the stations will be exactly.
I had a good impression with Puri Mansion and West Vista, but not so much with Puri Orchard. Please read my reviews in the next few days and ask me if you have more questions...

Actually I have visited West Vista and Puri Orchard but not Puri Mansion because I have doubts about its accessibility on public transport (you have to walk far to reach the main street).
West Vista has the best location in terms of public transport 5 mins walk to Tranjakarta Rawa Buaya (3F and 3 goes to central Jakarta) and 10mins to the train station. But downside of West Vista is the traffic right in front of the apartment because of the bottleneck from the traffic light of Cengkareng-Daanmogot intersection.
Puri Orchard is very much affordable of all three. I can get a 1BR (35sqm) in a secondary market for a studio price in West Vista. But I think facilities are way below West Vista and Puri Mansion. And I have doubts with the quality of the finishing...
Yes you are right about the MRT plan. Can't get our hopes high on that but location of Kembangan MRT station currently planned (on their MRT plan press relesase) just 1 km north of Rawa Buaya train station (before Daan Mogot road), meaning it will be next to West Vista. So I am kinda leaning towards West Vista despite its price.
I will wait for your review on Puri Orchard before making my final decision. I think the studio and 1BR units in Puri Orchard, price-wise are very very tempting despite other factors.

One quick question, I just found out that next to Puri Orchard apartments, there is an apartment built by Ciputra. Have you stayed there also?
Yes, personally I would hesitate between Puri Mansion or The Crest, with a preference for the latter. My big problem with Puri Orchard is the lack of information about the developer. You can still make money, but I think it's just riskier.
I suppose you are talking about Ciputra International? I didn't visit it yet, unfortunately, and I haven't read too much about it. I'll be in Jakarta in January again and I plan to go there to check.
Don't hesitate to give your feedback about your experience if you finally purchase in one of these apartments!
Thanks for the reply. I finally made a move to buy a studio at The Crest. I found Puri Mansion is like a ghostown and I didn't like that vibe, since I will staying in the unit and not for investment and renting it out.

Just moved in earlier this week. The apartment has more people now living there. Convenience store, laundry service and a milk coffee shop just recently opened. Swimming pool is huge and good for swimmers. They have jacuzzi but most often they didn't turn on the heater, so just cold water.
Units are more expensive facing the pool (south view towards puri). My unit is facing north and has a nice highway view, can be noisy but the soundproofing is quite good from the balcony door, though you can still call of prayers from mosques nearby. The pool facing units is good, have both pool and city view, less noise, but when they finally decide to construct the second tower (2021), I imagine it would be dusty and very noisy.
Transjakarta is 8 minutes away by foot and it's about 40-50 minutes to take you to CBD. Rawa Buaya train station is 10 minutes by foot and it will take about 35 mins to Sudirman station with transit at Duri (non-peak hours). I used both a lot and I find it quite convenient as a regular commuter.
There is a mini-transjakarta in front of Mall Puri Indah in Kembangan that will take you to Rawa Buaya busway terminal and has a stop in front of West Vista. They're building a new mall called green sedayu in Palem lestari about 10 mins drive north, so it's an alternative in the future beside Puri Mall.
