In which neighborhood is the complex located?
Cinere Bellevue Suites is in the Cinere district of Depok, at the border with South Jakarta. It is a low-rise, residential area with mostly middle-class houses. It is still not too populated and there are a lot of empty plots of land.
The two towers of Cinere Bellevue Suites are the first ones of a much larger project called Centro Cinere, that aims to be a new superblock with thousands of apartments, houses and offices.
By car, with normal traffic conditions, how far is the complex from:
– Jakarta Airport: 75 minutes
– Grand Indonesia Mall: 70 minutes
– Kota Tua: 90 minutes
– Kemang: 50 minutes
How does it look like around the apartments?
There are not many things to see around the apartments. Most of the land is still under construction or empty. As you walk along the main road, there are houses and a few warungs.
What are the important landmarks nearby?
Nearby, there are a few landmarks you can go to:
Cinere Bellevue Mall is attached to the Bellevue Suites. It is currently closed for safety reasons after a fire broke into the complex (see below for more details). It will certainly reopen soon. It is a typical middle-class Indonesian mall with a supermarket, pharmacies, fashion boutiques, cafés, a cinema, etc.
1-km away, there is another mall called Cinere Mal. It is a bit old (built in the early 90s), and it feels low-end. Its main tenants are Giant, TimeZone, Superindo, Gramedia, KFC, McDonald’s. Very affordable food court.

There aren’t many nice ones in the area. In the nearby malls, available restaurant brands are Hanamasa, Warung Tekko, Ta Wan or Ichiban Sushi. There are also several warungs and junk food outlets.
Bars and Nightlife:
The closest one is UPN Veteran, about 2 kilometers away.
Puri Cinere Hospital is 5 minutes away from the residence.
None is nearby. The closest is Ragunan Zoo.
Note that the Pangkalan Jati Golf Course is 500 meters from Bellevue Suites.
The business district of TB Simatupang is 5 kilometers away.
What are the main roads or highways nearby?
There are no important roads nearby. The closest is TB Simatupang/Jakarta Outer Ring Road, about 15 minutes away by car.
What is the traffic situation near the apartment?
There are always cars on the road, but no massive traffic jams like in Central Jakarta.
Is it easy for taxis/Uber/Grab to find the location?
It is a bit more difficult than in the center of Jakarta as it is not so famous yet.
Is there a Transjakarta bus stop nearby?
None for the moment.
Is there a train station nearby?
How about the MRT (Mass Rapid Transit) or LRT (Light Rapid Transit)?
An MRT station is being built in Lebak Bulus, just 2 kilometers from Cinere Bellevue Suites. This will make it much easier to go to Central Jakarta up to Kota Tua.
Are there sidewalks? Is it possible to walk around?
No, it is not safe to walk around as there isn’t a proper sidewalk.
Building and Architecture
What is the reputation of the developer?
The developer is Megapolitan Developments Group, a relatively unknown company that owns Bellagio Mansion and Bellagio Residence in Mega Kuningan (partially as Gapura Prima is also a shareholder). They also have complexes in Sentul and Karawaci.
In 2017, a fire broke in Cinere Bellevue Mall, which is why it is currently closed. The accident was deemed “force majeure” or unavoidable. This means the developer was not deemed responsible and liable for the fire. If you know how the justice and the police system work in Indonesia, this outcome will not surprise you. We will probably never know the truth about what happened, but if you should be cautious. It is likely that low-quality construction and poor standards are the real culprits.
Who is the architect?
The architect was Megatika International. They did Da Vinci tower, Bellezza Residences, Metro Park Apartments and Alam Sutra Mall.
Who is the contractor?
The contractor was Adhi Karya, a large public company with a large experience, mostly in government infrastructure (toll roads, stadium).
What is the situation with the land certificate?
The developer has a Hak Guna Bangunan Murni, which means the property was built on its own land. As an apartment owner, you get a Strata Title di atas HGB Murni.
Are there issues with the electricity supply?
There is an allowance that is different for each apartment, usually between 900 watts and 2,200 watts. Make sure you get what you need.
Are their issues with parking?
None that I know of, but the residence is not at full capacity yet so it is normal.
How many lifts are there in each tower?
There are 2 residents’ lifts per tower:
Design and Appearance
How does the building look like?
It’s a massive concrete block, not attractive at all.
The size of the reception is decent, with a comfortable sitting area. It doesn’t look luxurious, but it is neat and welcoming.
It is discreet, directly on the parking lot. They could improve the design to make it more appealing.
The garden and the pool are above the Cinere Bellevue Mall, which is a bit weird as you can see its roof. I didn’t find the whole area to be very relaxing.
Simple, nothing special.
How spacious are the apartments?
The apartments are quite small, in line with the standards of a budget property:
– Studio units start at 21m2
– 2-bedroom units start at 40m2
Bathrooms are simple and they won’t be large enough to accommodate a bathtub.
Materials, Equipment, and Finishes
What is the quality of the materials, furniture, and equipment used in the construction?
This is an evaluation of the quality I observed (ranked from 1 – worst – to 10 – best):
Tiles: 3 (ceramic)
Elevator: 7 (ThyssenKrupp)
Pool equipment: 4 (wooden lounge chairs)
Overall Quality: 3.5/10
What is the quality of the finishes?
Average quality. I saw paint and concrete drips in the corridors, around the doors for instance.
Facilities and Services
What are the facilities provided in the property?
– Swimming pool: It was closed when I stayed there (because of the fire). It is quite long, enough for swimming, with a few sunbeds around it. A kid’s pool is attached to it.
– Gym: There is a Celebrity Fitness in the mall, but you need to pay extra.
What are the services available within the property?
– With the mall closed, there wasn’t much to do around apart from a few warungs and rukos in the Ground Floor. After the mall opens again, you will have ATMs, a cinema, a supermarket, restaurants, etc.
How busy is the property?
The property felt a bit empty. It seems some residents had not come back yet after they were evacuated following the fire.
Is it noisy?
You can hear some noise from the street and from the construction site nearby.
What is the background (ethnicity, social status) and attitude of residents?
I would say that most residents are Indonesians pribumi from the middle class, with a minority of Indonesian Chinese.
How old is the property?
It was completed in 2016.
Are there visible damages?
Unfortunately, yes, I saw some areas that already looked like they were very old:
I found the cleanliness to be satisfactory.

The staff was friendly and professional.
Rooms and Prices
Prices at Green Palace Kalibata City may vary depending on many factors such as the floor, the unit type, the room condition and the furnishings.
Be aware that you may also need to pay for additional fees: Service charge, parking fee, electricity and water bills, etc. Here are a few examples of prices and ratios for this property:
Studio Type (21m2) – Well-furnished:
- Rental 1 Year: IDR 36 million (or 3 million per month)
- Buy: IDR 400,000,000
- Break Even Point (Buying Price/Gross Annual Rental): 11.1 years
- Average buying price/m2: IDR 19.04 million/m2
2-Bedroom Type (42m2) – Well-furnished:
- Rental 1 Year: IDR 60 million (or 5 million per month)
- Buy: IDR 700,000,000
- Break Even Point (Buying Price/Gross Annual Rental): 11.67 years
- Average buying price/m2: IDR 16.67 million/m2
Which units are the best?
The units facing the South will have their views blocked by other towers in the next years. Personally, I would choose to face the swimming pool, if possible with a partial view on the golf course.
Is there a potential for a price increase in the future?
A normal price increase would be around 5% per year. Here are some of the factors that may affect this rate:
– Factors pushing the prices up:
- Reopening of the mall
- Completion of the Cinere Centro superblock
- The opening of new bus lines in Cinere
- Completion of MRT project in MRT
– Factors pushing the prices down:
- Bad reputation for the developer because of the fire
- Still not many facilities and things to do in the area
- Empty plots of lands mean there is still room for the competition to build more apartments
- Poor maintenance
Overall evaluation of the price: Would I buy here?
I would not buy an apartment here as I don’t think the area is attractive enough, yet. It will take 5 or 10 years before it gets better, but in the meantime, Cinere Bellevue Suites’ condition will deteriorate while the competition will build brand new towers.
