Signature Park Grande
Signature Park Grande is a midrange apartment complex featuring 2 massive towers: The Light (19 floors) and The Green (20 floors). It was completed in 2018 on 4.4 hectares of land, part of which is still under development (a mall is planned to open in 2020). In total, there are over 2,600 apartments available.
I stayed there for a few days and this is my honest review of it. If you know about this property, please add your own comment and rating at the end of the article.

The following section is partly copied from my review of MTH Square Apartments which is about 700 meters away.
In which neighborhood of Jakarta is the complex located?
Signature Park Grande is located in Cawang, a low-to-middle-class neighborhood, part of the Kramatjati district. It isn’t a very happening neighborhood, yet in recent years, it has been growing rapidly. This is especially true along Jalan MT Haryono, a strategic road between Jakarta and Bekasi, where many high-rise buildings have been constructed (including Signature Park Grande).
By car, with normal traffic conditions, how far is the complex from:
– Jakarta Airport (CGK): 80 minutes
– Jakarta Airport (Halim Perdanakusuma): 25 minutes
– Grand Indonesia Mall: 50-70 minutes
– Kota Tua: 70-90 minutes
– Kemang: 60 minutes
How does it look like around the apartment?
The residence has two exits, one on Jalan MT Haryono and one on Jalan Dewi Sartika. Both of these streets are wide and they have a lot of traffic. You cannot really walk along them for more than 5 minutes as the sidewalks are in poor conditions and the pollution is disturbing.
What are the important landmarks nearby?
Nearby, there are a few landmarks you can go to:
The nearest malls are Plaza Kalibata and Kalibata Square, about 10-20 minutes away by car. They are both targeting the middle-class.
A mall is currently under construction next to Signature Park Grande, it should be completed around 2020. This is an interesting development and it will certainly boost the value of the property.
The nearest supermarket is Carrefour MT Haryono, about 500 meters away. I went there by foot but it’s unsafe because of the cars passing by. I recommend taking a car instead (5-10 minutes).
There is also a supermarket, called Frestive, on Jalan Otista near MTH Square. It sells fruits, vegetables, meat, and other fresh products.
For cheaper products, you can try the local market Pasar Jaya Cawang Kavling (2 km away).
There are several canteens, warungs and restaurants within Signature Park Grande. The price is reasonable, though slightly more expensive than eating on the street.
Bars and Nightlife:
There is no nightlife in this area of Jakarta. You will need to go near Jalan Sudirman for that.
Only local schools: SMA, SMU, SD, TK, etc. A few junior high schools have a good reputation: SD Santo Vincentius, SD Santo Antonius and SD Marsudirini.
RS Tebet is about 15 minutes away by car. It is a general hospital for the low to middle class. There are also RSUD Budi Asih (1 kilometer), RS Premier Jatinegara (5 kilometers), Rumah Sakit Pusat Otak National (for heart strokes – 1 kilometer away), Rumah Sakit UKI (2.5 kilometers) and RSAU dr. Esnawan Antariksa (for the military – 5 kilometers).
The park Taman Honda Tebet is 15 minutes by car from the complex.
There are several office buildings nearby along Jalan MT Haryono, up until Jalan Gatot Subroto, and on Jalan D.I. Panjaitan. However, the real Central Business District of Jakarta is further away, in Sudirman (at least 35 minutes by car).
What are the main roads or highways nearby?
Signature Park Grande is at the intersection between Jalan MT Haryono and Jalan Dewi Sartika. It is a rather strategic location as it is near the Cawang Interchange, from where you can catch 3 highways:
– The Jagorawi Toll Road to Bogor and Ciawi
– The Cikampek-Bandung Toll Road (through Bekasi and Karawang)
– The Jakarta Inner Ring Road (to West and North Jakarta)
What is the traffic situation near the apartment?
The traffic situation is very bad on Jalan MT Haryono, and especially at the moment because of the construction of the LRT (Light Rail Transit). The exit on Jalan Dewi Sartika is very helpful as it means you don’t need to make a long U-turn whenever you want to go to the east.
Is it easy for taxis/GrabCar to find the location?
It is still a new property but it should become famous quickly.
Is there a Transjakarta bus stop nearby?
There isn’t a bus halte directly in front of Signature Park Grande. You’ll have to walk for 500 meters to reach the nearest one, Cawang Ciliwung. There, you can catch the lines B11, B21, 9, 9A, 9B, 9C, 9H, going directly (with a dedicated corridor) to Bekasi, Bekasi Barat, Tosari, Grogol 2, Pluit, Pinang Ranti, Kota, PGC 2, Senayan and TMII.
1 kilometer away, you can also go to the bus halte Cawang Otista and catch the lines 7, 7A and 7B going directly (with a dedicated corridor) to Kampung Melayu, Kampung Rambutan, Blok M and Lebak Bulus.
Is there a train station nearby?
Cawang station is 1.5 kilometers away (15 minutes by car). There you can catch the red line from Kota to Depok and the yellow line from Jatinegara to Bogor. It is quite convenient to reach the Central Business District as there are stops in Karet and Sudirman.
How about the MRT (Mass Rapid Transit) or LRT (Light Rail Transit)?
An LRT line is planned on Jalan MT Haryono and it should be completed in 2019. I believe that an LRT station should be positioned at the Cawang interchange, therefore about 10 minutes from MTH Square.
Building and Architecture
What is the reputation of the developer?
The developer, PT Pikko Land Development, is a medium-sized company that owns a variety of apartment complexes ranging from low-end to upscale ones. The ones I’ve reviewed so far are Maple Park and Hampton’s Park, both of which were quite disappointing in terms of maintenance.They are also behind Botanica Residence, Sahid Sudirman, and Grand Kemayoran.
They had a few issues with their residents, particularly in Signature Park where people complained about their certificates (please read this article for more information).
Overall, I would rate their reputation as average and I would recommend being cautious when buying from them.
PT Pelaksana Jaya Mulia is another company that has invested money in the Signature Park Grande complex. It is part of the Grup Humpuss, which belongs to Tommy Suharto. I invite you to Google his name to find out more about him. The least I can say is that he is a controversial figure.
Was there any issue with Signature Park Grande?
There were some issues about the time of delivery of the apartments. It seems the developer was very late. Please read this article for more information.
Who is the architect?
The architect for this project was PDW architects, a consulting firm with an interesting portfolio. They designed some prestigious projects like Verde 2, the International Finance Center, and the Signature Tower.
Who is the contractor?
The contractor was Pulau Intan, a large Indonesian group that has finished dozens of similar projects (midrange category) such as Taman Anggrek Apartments, Royale Springhill Residence, City Home Gading River View, French Walk Apartments, L’Avenue, etc.
What is the situation with the land certificate?
The developer has a Hak Guna Bangunan Murni, which means the property was built on its own land. As an apartment owner, you get a Strata Title di atas HGB Murni.
Design and Appearance
How does the building look like?
From Outside (Facade)
The building facade looks clean, but not really pretty. It is a massive concrete project, where the appearance is secondary to the cost of construction.
The main gate from the street looks nice, even though the property is not a luxurious one. You’ll enter after a security check and then, you can go to the entrance lobby.
The reception has a marble desk and there are marble tiles on the floor too. It is rare for a midrange property to have such features. There is a sitting corner with sofas and a table on the side. It is a bit small considering the complex has thousands of residents.
While the complex is mostly made of concrete and asphalt, there are several gardens and green areas. They are well-maintained for now and pleasant to look at.
The corridors are clean, yet simple. Ceramic tiles are laid out on the floor. In the Light tower, it can be confusing to navigate as there aren’t enough signs to indicate where the apartments are.
How spacious are the apartments?
The apartments’ size is average, in line with the standards of a midrange property:
– Studio units = 25m2 (1 bathroom)
– 1-bedroom units = 35m2 and 37m2 (1 bathroom)
– 2-bedroom units = 43m2 and 49m2 (1 bathroom)
Each unit has a balcony.
Materials, Equipment, and Finishes
What is the quality of the materials, furniture, and equipment used in the construction?
This is an evaluation of the quality I observed (ranked from 1 – worst – to 10 – best):
Tiles Lobby: 7
Tiles Corridors: 4
Tiles Apartment: 4
Gym equipment: 6
Pool equipment: 5
Overall Quality: 5.5/10
What is the quality of the finishes?
Overall, the quality is good. I did see some (rare) issues, however, such as this:
Facilities and Services
What are the facilities provided in the property?
– Swimming pool: There are 3 pools in total: 2 in The Light tower and 1 in The Green tower. The area is pleasant, with sunbeds and plants. It wasn’t too busy when I was there because the apartments are still empty. However, it will probably get crowded in the future.
Near the pools, you also have a non-heated jacuzzi and a kid’s pool.
– Gym: The gym is not big, yet it is equipped with a good selection of brand-new professional machines. It doesn’t have enough free weight, though (no bench press). An aerobic room is attached to the gym.

What are the services available within the property?
Several services are available: Alfamart and Indomaret minimarkets, warungs, canteens, coffee shops, banks, ATMs, (coin) laundry, interior design, real estate, spa, salon, pharmacy, etc.
In the future, the management also plans to have a clinic, a Tumble Tots pre-school, a JNE, doctors, a notary, etc.
Are there issues with the electricity supply?
Not that I know of. Each apartment will have a different limit, usually 1,300 watts for a studio and 2,200 watts for 1/2-bedroom. Ask about this before renting/buying.
Are their issues with parking?
There seems to be enough parking space.
Are there enough lifts?
For now, yes, but this may change when the building will be fully occupied.
Does the apartment have centralized hot water?
No, you will need an electric water heater.
What is the air-conditioning system used?
There is no central air-cooling system so each unit has its own individual electric AC.
Is the property busy?
The property is new so it is still quiet. As there are 2,600 units available for sale, you can expect it to be crowded in the future.
Is it noisy?
Units that are facing the road Jalan MT Haryono are noisy.
What is the background (ethnicity, social status) and attitude of residents?
Most residents are Indonesian “pribumi” from the upper middle-class.
How old is the property?
It was completed in 2018.
Are there visible damages?
Very few for now, fortunately.
I found the property to be clean.
The garden is well-maintained.
– Guards on duty at the gates and reception: 24/7
– CCTV cameras: Few in the lobby and lift.
– Access card: Yes, you need an access card to enter the lift area.
The staff was friendly and professional.
Rooms and Prices
Prices at Signature Park Grande may vary depending on many factors such as the floor, the unit type, the room condition and the furnishings.
Be aware that you may also need to pay for additional fees: Service charge, parking fee, electricity and water bills, etc. Here are a few examples of prices and ratios for this property:
Studio Type (25m2) – Well-furnished:
- Rental 1 Year: IDR 57 million (or 4.75 million per month)
- Buy: IDR 850,000,000
- Break Even Point (Buying Price/Gross Annual Rental): 14.9 years
- Average buying price/m2: IDR 34 million/m2
2-Bedroom Type (43m2) – Well-furnished:
- Rental 1 Year: IDR 108 million (or 9 million per month)
- Buy: IDR 1.400,000,000
- Break Even Point (Buying Price/Gross Annual Rental): 12.96 years
- Average buying price/m2: IDR 32.5 million/m2
Which units are the best?
As I mentioned before, Jalan MT Haryono is noisy and polluted, so I advise you to stay as far as possible from it, even if it means not having a city view. Personally, I would choose a unit in the Green tower (smaller and more exclusive) with a view of the swimming pool.
Is there a potential for a price increase in the future?
A normal price increase would be around 5% per year. Here are some of the factors that may affect this rate:
– Factors pushing the prices up:
- Completion of the LRT line on MT Haryono
- Completion of the new mall next to Signature Park Grande
– Factors pushing the prices down:
- The reputation of the developer is average and it is possible that the maintenance will be neglected in the future.
- Many new apartment projects in Jakarta are competing in the midrange segment
Overall evaluation of the price: Would I buy here?
Current buying prices for Signature Park Grande are quite high in my opinion. In many cases, they seem exaggerated if we compare with the rent you can expect to get from tenants.
What worries me as well is that I am not confident with the Pikko Group’s ability to maintain the property well. As of today, everything looks nice but we will see if that is still the case in 5 years.
For me, Signature Park Grande is a good opportunity for renters, but not so much for buyers (except the ones who bought at a cheap price earlier).
